The City of Cincinnati (the "City"), through the Department of Community and Economic Development ("DCED"), is issuing this Request for Proposal ("RFP ) pursuant to the provisions of the Cincinnati Municipal Code (CMC), Chapter 321 and City Manager Administrative Regulation
23 for the development of the subject property ("the Site") located at 1318 Boyd Street, Cincinnati Ohio 45223. The Site is located a few blocks east from exceptional shops, restaurants, and specialty stores of the Northside Business District on Hamilton Avenue. Situated in the incorporated limits of the City of Cincinnati, the property is placed near the Northside-Spring Grove Village-Clifton border. The site offers access to public transit, including the Northside transit hub, and is within walking distance to amenities such as the Northside branch of the Cincinnati Public Library and Spring Grove Cemetery. Other nearby points of interest include Parker Woods Nature Preserve, Buttercup Valley Nature Preserve, Mt. Storm Park, and Cincinnati State Technical and Community College. The neighborhood is served by both public and private schools. The property is located within a residential area with convenient access to these neighborhood amenities as well as uptown employment centers like Cincinnati State, University of Cincinnati, UC Medical Center, and Good Samaritan Hospital. Home to more than 2.2 million people and seven Fortune 500 companies, Cincinnati is a world-class city The purpose of this RFP is to solicit development concepts from qualified developers or development teams ("Offerors") for the subject property and select a proposal from a qualified offeror. Selection of a preferred Offeror and subsequent award of the contract will result after the completion of this RFP process. The City may award a contract to the successful Offeror considering the total requirements for this procurement and what is "Most Advantageous to the City" in accordance with CMC Chapter 321. The City reserves the right to ask for additional information and clarification from or about any of the Offerors. The City reserves the right to perform investigations as may be deemed necessary by the City to assure that competent persons will be and are utilized in the performance of the Agreement and to verify the accuracy of the contents of the RFP.
