Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 844 25th street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. Remove the window picture window with two flankers on the front bedroom overlooking the porch roof. Replace whole unit with a milled new construction Triple double hung window. Install new window casing on the inside after insulating in-between framing and new unit. Encapsulate any framing on the exterior, nailing flanges, etc. Remove concrete steps from the front porch. Temporary brace up the roof to support live load while the demolition of the porch floor and framing. Pour new footings per code to carry new deck and roof load. Frame new porch floor with treated lumber and deck floor with 5/4 boards. Install new roof post from the new deck to the roof beam. Cut new stringers for the stairs setting on the existing sidewalk. Stairs shall be cut to code, risers, treads, handrails, and posts. Use the same matching rail style around the new framing on the front porch. The part in this project is to remove the existing steel side door. Rebuild threshold pouring a level concrete sill then setting new Steel pre-hung with deadbolt, lockset, and adjustable threshold. Permit required before work begins. Inspection must be called in before footings are poured. Then next inspection on the framing of deck before 5/4 boards are fasten down 1. Bidders must be currently licensed with the Illinois Secretary of State, bonded, and insured. 2. Bidders must have or be able to obtain all applicable licenses and permits in addition to meeting all local, state, and federal requirements to perform requested work. 3. Bidders must have and provide proof of General Liability, Vehicle, and Workers Compensation Insurances and name the City of Rock Island as a Certificate Holder. 4. Bidders must own or be able to rent sufficient equipment to complete the work. All questions shall be directed to the Construction Officer at 309-732-2906 Bidders shall keep the bidding process confidential. Each bidder shall be fully acquainted with conditions relating to the site, the scope of work, any current EPA and HUD regulations pertaining to the work, and restrictions associated with acceptable execution of requested work. Failure or omission of the bidder to acquaint themselves with site conditions shall in no way relieve them of any obligation with respect to their bid or subsequent contract.
