Renovation of a fire / police facility in Edmonton, Alberta. Completed plans call for the renovation of a fire / police facility.

1. Replace the local chiller controls for the centrifugal chillers. Dedicated, chiller-mounted controls are integral to the two Trane CenTraVac chillers used for general space comfort cooling. The dedicated controls are to be removed, replaced with updated AdaptiView controls, set up, tested, and commissioned. Interconnect chillers to the chiller plant control system. 2. Replace the chiller plant control system (Trane Tracer Summit) with new programmable controller system. A Trane system that includes four Trane UPCM Control Networks and one Trane Summit Control Network controls the centrifugal chillers, air-cooled chillers, pumps, and cooling tower of the building, including both the building's comfort cooling system and the "essential" cooling system. The control system is outdated and must be replaced. Install a replacement system to control all chilled water and chilled glycol systems and their ancillary equipment. System is to interface with the building automation system to transfer information and allow operator interface to the chilled water plant system. Program, test, install; then transfer control and set up, re-test, and commission. Remove redundant system. 3. New chiller plant system is to be fully integrated to existing building control system (Reliable by Serv-All), including full graphics user interface at Operator's Workstation. Provide reprogramming of all equipment controlled and monitored by the new system. Provide enhanced programming for chiller plant. 4. Integrate new Trane centrifugal chiller controls (AdaptiView) to new chiller plant control system. 5. Programming of the replacement control system to encompass all existing function and to provide enhanced control sequences to improve plant energy efficiency. 6. Location of control panels is to be approved by Engineer. Install electronic control modules in each panel and provide power and communication wiring. 7. Tie-in the BAS to control equipment with minimum down-time. Coordinate switch-over with building maintenance and building property manager. 8. The building and its equipment shall continue to operate throughout the period of the Work. 9. Unless otherwise directed, the Contractor is NOT responsible for the repairs or replacement of existing energy equipment and systems, valves, dampers, actuators. Should the Contractor find existing equipment that requires maintenance, Engineer is to be notified immediately. 10. Remove existing redundant and superseded electric controllers, panels, auxiliary equipment, conduit, wiring, and tubing. and other devices that were replaced with new. Coordinate all removal work with the Owner. 11. Turn over removed equipment in good working order to Owner.
