Renovation of an educational facility in Columbus, Georgia. Completed plans call for the renovation of a educational facility.

The work will include all typical construction trades, including mechanical, electric, plumbing, demolition, painting, ceilings, for an area that may include the entire Columbus High School, except the new multi-purpose building; and that may include the entire Hardaway High School. Also, each school will need to be financially separate projects to comply with Ga DOE funding requirements; and Davis-Bacon Act wage requirements will apply since federal funds are being used in this project. The services will consist of pre-construction and construction services which may proceed concurrently. Pre-construction services include cost estimating, constructability analysis and scheduling and phasing of the work. The successful proposer shall serve as the General Contractor and Construction Manager at Risk (CM) for the Project and shall assist the School District and its Project Design Team of Engineers in finalizing the phasing and scheduling of the work and value engineering of the Project. The evaluation factors for the RFP and their relative importance are as follows: Stability of CM (20%), Relative Experience and Qualifications of CM (20%); Quality of Proposed Management Plan (15%); Past Performance of CM (20%); and Fee of CM (25%). Substantial Completion shall occur before December 16, 2023. Since this is a Request for Proposals (RFP), no information will be disclosed prior to the Muscogee County School Board awarding a contract. No proposals may be withdrawn for a period of 45 days after submittal due date and time. This RFP includes General Construction Services for Columbus and Hardaway High Schools HVAC Upgrade Project. The services will be performed by a qualified contractor, hereafter called the Construction Manager (CM). The services will consist of pre-construction services, including cost estimating, constructability analysis, scheduling and phasing, Value Engineering (VE), and construction. The CM will assist the Owner in finalizing the phasing and scheduling of the work.
