Site work and new construction of a mixed-use development in Willcox, Arizona. Completed plans call for the construction of a swimming pool; and for site work for a swimming pool.

The City of Willcox ("Owner") invites interested Contractors to submit a written Statement of Qualifications ("SOQ") for performing design phase and construction phase Construction Manager at Risk ("CMAR") services relating to the City of Willcox Aquatic Construction Project. The CMAR Design Phase Services primarily include reviewing and providing input on design, plans, schedules, quantities, costs estimates, subsurface utility investigations, and constructability in coordination with a selected Engineering Professional to prepare comprehensive construction documents and develop the Guaranteed Maximum Price (GMP) for the Project. The CMAR Construction Phase Services generally consist of coordination with various agencies, residents, and the public while performing the construction of the Project. The selected Firm will be expected to enter into separate Design and Construction Phase Service Agreements. The Design and Construction Phase Service Agreements will be awarded at the Owner's discretion. Contracted services and associated fees will be negotiated after a qualified Firm is selected. Wherever the word "Contractor" is used in this RFQ, it shall mean each or any of the individuals, firms, partnerships or corporations submitting an SOQ for performance of the CMAR services being sought by the Owner for this project. This Project consists of the value engineering and construction of the City of Willcox Aquatic Facility. The work to be performed under a proposed contract (Contract) with the Owner consists of furnishing all labor, materials, tools, and equipment necessary for the construction of the following phases of work: Design Phase - review, value engineering of the Final Construction Drawings. Construction Phase - construction of the Aquatic Facility The project site is located at 500 N Bisbee Ave, Willcox, AZ 85643. Project location maps and limits of construction are shown in Appendix A, Construction Plans, incorporated herein by reference as Drawings. The Drawings will be transferred to the Contractors Consultant subsequent to the award of a contract. The Consultant shall be a registered Professional Engineer (Civil) in the State of Arizona. The Consultant shall use the Drawings as a baseline for developing a final set of construction plans, herein referenced as Final Plans. The Final Plans shall be stamped and sealed by the Consultant. The Consultant shall also use the existing specifications reflected in the Drawings. Any additional specifications shall be reviewed and approved by the Owner's Project Manager. The Contractor is responsible for maintaining site safety and traffic control within 100 feet of the boundaries identified by the Drawings. The work shall be performed in a workmanlike manner, complete and usable as required by a final set of Construction Drawings.
