We are currently accepting bids for interior commercial renovations to be performed on a privately-owned building located at 48 Main Street in the Village of Saranac Lake. The FCEDC is also still accepting bids for the following projects: interior commercial renovations to be performed on a privately-owned building located at 89 Church Street in the Village of Saranac Lake exterior commercial renovations to be performed on a privately-owned building located at 47 Main Street in the Village of Saranac Lake exterior commercial renovations to be performed on a privately-owned building located at 10 Cliff Avenue in the Village of Tupper Lake exterior commercial renovations to be performed on a privately-owned building located at 36 Depot Street in the Village of Tupper Lake In awarding bids, the FCEDC and the property owner reserve the right to reject any and all bids, waive formalities, informalities and technicalities therein, and to take whatever bids it determines to be in the best interest of the FCEDC and property owner considering lowest or best bid, quality of goods and work, time of delivery or completion, responsibility of bidders being considered, previous experience of bidders, or any other factors they deem appropriate. These projects are funded in part through the Saranac Lake Energize Downtown Fund and Adirondack Park Community Smart Growth Program. As such, Bidders will be required to comply with all applicable Village, State and Federal requirements and regulations pertaining to the Program. However, Bidders should be aware that this project is not subject to State Prevailing Wage or Federal Davis-Bacon Wage requirements. Location of the Work 48 Main Street, Saranac Lake, NY 12983 Description of the Work The Contractor will provide all labor and material necessary to complete building renovations at the above-referenced location as more fully described in Section 03 - Project Workscope. A pre-bid site visit may be scheduled by contacting Rachel Child, Community Development Specialist at (518) 481-8211 or rachel@adirondackfrontier.com.. Boiler Replacement 1. General scope of work is the removal and replacement of a boiler system. 2. Conduct and provide Manual J heating calculations to verify replacement boiler size. Calculations shall also be provided to Village Code Officer. 3. Remove existing boiler, boiler trim, oil tank, chimney connection and associated piping. 4. Cap chimney thimble and ensure water tight. 5. Prepare space for new propane fired condensing boiler. Boiler shall be Veissmann, Utica Boiler, Weil-McLain, or approved equal. 6. Boiler shall come with outdoor setback control. Control shall be set to lower boiler temperature output water temperature based on outdoor temperature. 7. Install boiler and associated trim, consisting of, but not limited to circulator, fill system, expansion tank, fill and check valve, relief valves, automatic air vent, low water cutoff, all in accordance with manufacturer's installation instructions and the 2020 New York State Mechanical Code. 8. Replace existing thermostat with programmable model. Replace boiler control panel. 9. Coordinate with Owner on zoning. Domestic hot water to be removed from boiler and provided by local unit(s). 10. Connect boiler to power in accordance with National Electric Code
