The work to be done is generally located at Bos Landen Conference Center, 2409 Bos Landen Dr. Pella, Iowa and is as follows: Base Bid Work 1. New exterior building insulation as indicated 2. Replace damaged electrical equipment and lighting fixtures as indicated 3. Remove existing floor structure and spa and reconstruct Room 011 as indicated; install new gypsum wall-board and ceiling-board where removed 4. Finish gypsum board, prime and paint; install new suspended acoustic ceiling tile where missing 5. Modify existing suspended ceiling grid to accommodate new wall construction 6. Install new flooring 7. Install new base, casing, and chair rail trim 8. Install new doors and hardware 9. Install new plumbing fixtures 10. Install new toilet partitions and countertops 11. Install new toilet room accessories 12. New elevator hoist-way, elevator, sump pit, mechanical room and all associated work including electrical, controls, and plumbing 13. New door and hardware for Elevator Mechanical Room 113 Alternate Bid #1 Work 1. Replacement of Existing Windows in the Basement and on the Main Floor Alternate Bid #2 Work 1. Main Floor Kitchen area work to include fiberglass reinforced panels replacement (FRP) 2. Vinyl composition floor tile replacement 3. New gypsum board ceiling replacement Alternate Bid #3 Work 1. Main Floor Family Restroom work Room 105 Alternate Bid #4 Work 1. Raised Floor Level Bar/Kitchenette work Room 023 Alternate Bid #5 Work 1. Pro Shop Floor Repair/Replacement Alternate Bid #6 Work 1. Exterior North-East Eaves Completion / Repair Work on the improvement shall be commenced immediately upon approval of the contract and issuance of a Notice to Proceed. The contract shall be fully completed and ready for final payment within 210 calendar days from written Notice to Proceed. It is anticipated that the Notice to Proceed will be issued within 30 days of the bid letting. Each bidder shall accompany its bid with bid security as security that the successful bidder will enter into a contract for the work bid upon and will furnish after the award of contract a corporate surety bond, in form acceptable to the City, for the faithful performance of the contract, in an amount equal to one hundred percent of the amount of the contract. The bidder's security shall be in the amount fixed in the Instruction to Bidders and shall be in the form of a cashier's check or a certified check, drawn on a FDIC insured bank in Iowa or on a FDIC insured bank chartered under the laws of the United States; or a certified share draft drawn on a credit union in Iowa or chartered under the laws of the United States; or a bid bond on the form provided in the contract documents with corporate surety satisfactory to the City. The bid shall contain no condition except as provided in the specifications. Final payment to the Contractor will be made no earlier than thirty (30) days from and after final acceptance of the work by the "Jurisdiction". Before final payment is made, the Contractor shall file with the "Jurisdiction" lien waivers from material suppliers and/or subcontractors showing that they were paid in full for materials supplied and/or work performed on the project. Liquidated damages in the amount of Five Hundred Dollars ($500.00) per consecutive working day will be assessed for each day that the work shall remain uncompleted after the end of the contract period with due allowance for extension of contract period due to conditions beyond the control of the Contractor. Successful Bidder will be required to furnish a Performance, Payment and Maintenance Bond acceptable to the City of Pella on the form provided in the specifications in amounts equal to one hundred percent (100%) of the contract price. Award of the contract will be to the lowest responsive, responsible bidder. The City of Pella hereby reserves the right to reject any or all bids, to waive informalities and irregularities and to enter into such contract as it may deem to be for the best interest of the City of Pella. Only one contract will be awarded for project.
