Site work and new construction of a mixed-use development in Wahpeton, North Dakota. Conceptual plans call for the construction of a pre-engineered storage facility.

Construction of a 40x20 chemical storage building with a 40x15 spill slab for storage, mixing, and handling of vector control chemicals and chemicals used by the street department. Building to be sited at the east end of the City Hall parking lot adjacent to the flood storage building. Quote from Comstock Construction 5/16/2022 includes: Included: (materials, labor and equipment) - 40 x 20 steel building with a 40 x 15 spill slab. Not included: - Manipulating any underground utilities. - Site utilities - Caulking Concrete joints - Snow guards or gutters at roof. - Bond or permit - Parking lot paving - Testing, Engineering or Survey. - Underground or above ground holding tanks. EARTHWORK: 1. Strip site. 2. Bring site up 3' (50 x 70 pad) 3. Excavate for new footings and foundation walls. 4. Bring in fill sand at slabs and compact. 5. Backfill foundation (rough grade) CONCRETE: 1. Pour 2' x 1' continuous footings at 20 x 40 foundation and stoops. 2. 4' tall x 8" thick, foundation walls to be poured on top of the footings with #4 rebar at 24" o.c. each way. 3. Interior and exterior slabs to be 6" thick with #4 rebar at 24" o.c. each way. 4. Mountable curb on three sides of the spill slab will be approximately 3' wide and 1' thick MASONRY: 1. 4' high brick veneer around the perimeter of the building. STEEL: 1. 16 pipe bollards at overhead doors and corners of building. 2. Steel gate as shown on plans. INSULATION: 1. Foundation will be covered with 1-1/2" ridged insulation around the perimeter (one side) 2. Wall will be filled with R-27, 8" insulation and be covered with a 6-mil poly vapor barrier. 3. Ceilings will feature an R13, 4" insulation over the purlins and an R25, 8" insulation between the purlins. Covered by 6-mil poly. WALK DOORS: 1. Building will feature three new walk doors. Doors will feature a lockset, weather-strip and vision lite. OVERHEAD DOORS: 1. Two new overhead doors at new addition with electric openers. Doors will be insulated and will have a vision lite at the controller side of the door. PAINTING: 1. Prime and Paint 16 pipe bollards and 3 walk doors and frames. STEEL BUILDING: 1. 40 x 20 building with 12' tall sidewalls with 24 ga. standing seam steel roof. 2. Exterior metal siding will be 26 ga. steel. 3. Interior liner panel will be 28 ga. steel. ELECTRICAL: 1. 2- 200A panels (1-main and 1-off peak) 2. 2-320A meter sockets 3. 5- vapor tight LED lights 4. 1- LED outdoor wall plack. 5. 7-WP wall outlets 6. 3- WP wall switches. 7. 1- Circuit for off peak boiler. 8. Circuit for off peak boiler. Trenching and service wire to existing service. PLUMBING: 1. Tie into future site utilities 5' from the building. 2. 50 gallon electric water heater. 3. Eyewash / shower station 4. 2- hose spigots. 5. 4- floor drains. HVAC 1. 1- Reznor, gas fired unit heater. (only one room in building will be heated). 2. Exhaust vent for heater. 3. Fresh air louver. Respectfully submitted Bruce W. Dockter Comstock Construction Water service line to come off watermain along 4th Street North. Propose to directional drill a 1.5 inch diameter line to building. Estimated cost to extend gas, electric, water and sewer to the new building is $23,000. The project is included in the city's 2023-2027 capital improvement plan (CIP).
