Renovation of a multi-residential development in Marietta, Georgia. Completed plans call for the renovation of a multi-residential development.
As of March 13, 2023, a GC selection has been made but the contract has not been signed. An award will be announced next week. For furnishing all labor, materials, equipment and other things necessary for the completion of: Project No/Project Name: Zion Keepers (Architects Project #21-091) Project Description: Interior renovation / alteration of existing congregate living facility with site utility improvements and parking lot refinishing / striping. Project Duration: The time allowed for performance of the project days will be determined by submission. The project consists of the following major elements: Zion Keepers has purchased the existing lodging / rooming house located at 1450 Austell Road for use as a rooming house for disabled veterans on a non-transient basis but for stays not lasting longer than 6 months. There will be a max of 12 residents on the main floor. The existing lower level will also be utilized by the residents as a recreation area, laundry, and small counseling area. The existing building includes a main level comprised of 2,650sf and a lower level comprised of 2,650sf for a gross area of 5,300sf. The Interior scope of work will entail an interior alteration of existing main level including reconfiguration of existing bathrooms, replacement of interior doors, removal and construction of new load and non-load bearing partition walls. Interior finishes to be replaced throughout the main level. Existing kitchen cabinets to be removed and new kitchen cabinets and layout to constructed. The lower level interior alteration will include build-out of new non-load bearing partition walls to create 2 offices, mechanical room laundry room, closet, restroom, and rec room for resident use. New HVAC system to be installed in lower level and tie into main level floor registers. Existing NFPA 13R sprinkler system to extended throughout lower level. New electrical outlets and lighting to be installed throughout lower level. New interior finishes to be installed throughout lower level. Exterior improvements to include minor expansion of existing asphalt parking lot for adequate space sizes and new striping and topping. Existing front deck / ADA ramp to be removed and replaced with new code compliant wood framed ramp and stair. Existing rear deck / balcony and exterior stairs to be removed and replaced with new wood framed deck and exterior stairs. Exterior lighting, canopy, and painting to be included. Existing sanitary main to be relocated from beneath the building. The new sanitary sewer main will be re-routed from existing manholes around the building within a new public easement. The new sanitary sewer main will be built in accordance with Cobb County Bid packages (plans) will be available for distribution on or after October 28th, 2022. Professional Service firms, contractors and subcontractors, should be familiar with the requirements regarding conditions of employment, correct job classifications and minimum wage rates for all workers on this project. Professional Service firms, contractors and subcontractors must comply with all Federal, State, and local requirements. Contractors and subcontractors must comply with federal labor standards. Minority and female firms are encouraged to participate in this Federal funded project. Procurement shall be in compliance with the Common Rule, 24 CFR 85.36. Potential contractors and subcontractors should be familiar with the requirements of Title VI of the Civil Rights Act of 1964 and 24 CFR 570.602 and Executive Order 11246 Equal Employment Opportunity and Affirmative Action. The work performed under this contract is subject to the requirements of Section 3 of the Housing and Urban Development Act of 1968, as amended, 12 USC 1701 u [Section 3]. The purpose of Section 3 is to ensure employment and other economic opportunities generated by HUD assistance or HUD assisted projects covered by Section 3 shall to the greatest extent feasible, be directed to low and very-low income persons, particularly persons who are recipients of HUD assistance for housing.
