Demolition, site work, renovation and addition to a mixed-use development in Salida, Colorado. Completed plans call for the addition of a educational facility; for the demolition of a educational facility; for the renovation of a educational facility; and for site work for a educational facility.

Each proposal shall, as a guarantee of good faith on the part of the bidder, be accompanied by either a certified check, cashiers check drawn on an acceptable bank, or bidders bond, in an amount equal to five percent (5%) of the total amount of the bid as submitted. The proposal guarantee shall be made payable without condition to Chaffee County, and the amount of the check or bond, may be retained by and forfeited to said Chaffee County as liquidated damages if such proposal is accepted and the contract is awarded and the bidder fails to enter into contract in the form prescribed with legally responsible sureties, within ten (10) days after such award is made by the Chaffee County. A statement that upon acceptance the successful bidder shall provide the County with a Performance Bond, issued upon term satisfactory to the County, for 100% of the accepted Bid. SPOT is requesting proposals for a General Contractor construction team for the rehabilitation of the Valley View School. The work involves rehabilitating an existing historic single-story schoolhouse building along with its WPA era CMU addition into a community building with office area. The building will be made more energy efficient and ADA accessible while preserving the integrity of the main schoolhouse area. The project follows the guidelines set out in the Valley View HSA prepared by Central Colorado Preservation Partners, Inc. SHF # 2003-HA-074. This project shall adhere to The Secretary of the Interiors Standards for Rehabilitation & Guidelines for Rehabilitating Historic Buildings. Site improvements include installing a septic system, undergrounding new electrical from the utility pole on CR140, connecting the new water system to Salida City water on CR140, providing vehicle access to the building and a new parking lot with one ADA accessible space to the west of the schoolhouse. All materials submitted regarding this RFP become the property of Chaffee County and will only be returned at the Countys option. Chaffee County has the right to use any idea(s) presented in this RFP. Disqualification of a proposer does not eliminate this right. This includes all digital documents, word, excel, auto-cad, but not limited to. A cover letter stating the name, physical and email address and telephone number of the Firms contact person and bearing the signature of the person having the authority to make the proposal for the Firm and bind the Firm in a formal standard form of agreement between the County and successful bidder. A statement that the successful vendor agrees to indemnify and hold harmless SPOT and Chaffee County, and its officers and its employees, from and against all liability, claims, demands, and expenses, including court costs and attorney fees, on account of any injury, loss, or damage, which may arise out of or are in any manner connected with the work to be performed, if such injury, loss, or damage is caused in whole or in part by, or is claimed to be caused in whole or in part by, the negligent act or omission, error, professional error, mistake, accident, or other fault of the vendor, subcontractor of the vendor, or any officer, employee, or agent of the vendor. The Contractor shall furnish all equipment, machinery, materials, skill, tools, and labor required to complete prescribed work for the Valley View School Rehabilitation Project as outlined in the RFP and Bid Plan Documents. All work shall be done in keeping with the general intent of these documents (whether or not specifically documented). The Contractor shall fully familiarize themselves with the scope of the project including all conditions of the work to be performed plus the 6 accuracy of the material quantities required.
