Renovation of a multi-residential development in Valdese, North Carolina. Completed plans call for the renovation of a multi-residential development.
Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: NC 55-1, Site #1 - Building Types F&G o Remove existing roof shingles and underlayment complete. Inspect existing roof wood substrate and replace any damaged or rotten sheathing to match thickness of existing. Provide new 30-year architectural asphalt roof shingles upon new roofing underlayment. o Provide new ice and water shield at all eaves, rakes and valleys. o Provide new continuous ridge vents as shown on plans. o Remove and replace all existing plumbing vent stack boot flashing. o Provide new metal drip edge at all eaves and rakes. Remove & replace existing pre-finished metal fascia and rake trim wrap. o Remove & replace existing pre-finished metal gutters and downspouts. (Existing PVC downspouts to remain). NC 55-1, Site #1 - Administration Building o Remove existing roof shingles and underlayment complete. Inspect existing roof wood substrate and replace any damaged or rotten sheathing to match thickness of existing. Provide new 30-year architectural asphalt roof shingles upon new roofing underlayment. o Provide new ice and water shield at all eaves, rakes and valleys. o Provide new continuous ridge vents as shown on plans. o Remove and replace all existing plumbing vent stack boot flashing. o Provide new metal drip edge at all eaves and rakes. Remove & replace existing pre-finished metal fascia and rake trim wrap. o Remove and replace existing pre-finished metal gutters, downspouts and splashblocks. o Remove and replace existing vinyl siding and soffit panels. o Pressure wash existing brick veneer from grade to eave on entire building. NC 55-2: All Buildings o Remove and replace all existing vinyl siding. o Remove and replace existing vinyl soffit panels at lower level with new aluminum soffit panels. o Repaint existing steel columns. o Pressure wash existing brick veneer from grade to eave on entire building. A Performance Bond and a Payment Bond will be required for one hundred percent (100%) of the contract price. Performance and Payment Bond not required if Bid is less than $100,000.00.
