Renovation of an educational facility in Colorado Springs, Colorado. Working plans call for the renovation of a educational facility.

As of September 2024, this project is in the design development stage. A construction manager has been selected and construction is expected to begin in early 2025. This project includes the renovation of the Engineering and Applied Sciences Building on University of Colorado Colorado Springs (UCCS) Main Campus. The current building square footage is approximately 70,019 GSF inclusive of 57,600 in GFA of which 39,921 is ASF. The Construction Manager/General Contractor (CMGC) shall work closely with the selected A/E firm throughout the completion of the design and construction phases to produce Contract Documents and deliverables per the requirements herein and as defined by the Office of the State Architect (OSA). The State reserves the right to reject any or all proposals on the basis of being unresponsive to this RFP or for failure to disclose requested information. A public construction project in the amount of five hundred thousand dollars or more shall be subject to the State prevailing wage rate, of the regular, holiday, and overtime wages paid and the general prevailing payments on behalf of employees to lawful welfare, pension vacation, apprentice training, and educational funds in the State, for each employee needed to execute the contract Question Deadline 12/18/2023 at 2:00 PM MT E-mail questions to Don Wright at submit@uccs.edu Goal: Enhance the performance and aesthetic of the facility, while modernizing the Engineering Building by improving: o Student experience o Instructional capacity and upgrades o Office capacity o Research infrastructure o The integration of adjacent buildings into the functionality of Engineering Building o Energy efficiency o Code compliance and potential structural issues o Support services o Construction phasing to enable continued instruction and research obligations The scope of services will include assistance to the State during the process of assessment, design, construction, and warranty period. Specific tasks to be performed by the Construction Manager/General Contractor (CM/GC) include those generally performed by the CM/GC construction community where the Construction Manager is also the Contractor. A sample copy of the State's CM/GC contract is contained within the RFP. A Guaranteed Maximum Price (GMP) will be required at the completion of Design Development phase.
