Contract Value: $1,300,000 Approximate Construction Cost: $10 million The New York City District of the New York State Office of Parks, Recreation, and Historic Preservation seeks proposals for Construction Management services related to the rehabilitation of the existing Aquatics Facility locker rooms within Denny Farrell Riverbank State Park, Manhattan, New York. Selection will be according to Qualification Based Selection Procedures. This document summarizes the contracting opportunity, the associated construction project, potential activities to be performed under the contract, submittal instructions, and required qualifications. Fee structure, actual fee, and work order will be negotiated after the most qualified firm has been selected. The Consultant scope of services under this Term Contract may include any or all of the following: Construction Phase Services including but not limited to management of the construction project, maintaining project budgets and schedules, managing submittals, managing project safety, record-keeping, reviewing payment applications, managing RFIs, and inspection services. Post-Construction Phase Services including but not limited to project close-out, claims negotiation, and settlement. The services summarized above will be performed specifically in association with the Aquatics Facility locker room rehabilitation at Denny Farrell Riverbank State Park. Project information and sample activities are provided in more detail below. The total compensation over the term of the agreement shall not exceed $1,300,000 unless supplemented otherwise. Applicable Construction Contracts: General Construction Contract, Mechanical Construction Contract, Electrical Construction Contract and Plumbing Construction Contract Good faith efforts apply to Minority-Owned Business, Women-Owned Business, and Service-Disabled Veteran-Owned Business subcontracting. Minority Owned Sub-Contracting Goal: 0% Women Owned Sub-Contracting Goal: 0% Service-Disabled Veteran-Owned Business Contracting Goal: 0% Disadvantaged Owned Sub-Contracting Goal: 0% Service-Disabled Veteran-Owned Set Aside: No Minority Owned Sub-Contracting Goal: 0% Women Owned Sub-Contracting Goal: 0% Service-Disabled Veteran-Owned Business Contracting Goal: 0% Disadvantaged Owned Sub-Contracting Goal: 0% The project involves the rehabilitation of the existing male and female locker rooms in the Aquatics Facility at Denny Farrell Riverbank State Park. The work will reconfigure the layout of the existing locker rooms, provide a new gender-neutral locker room and restrooms and provide new fixtures and finishes throughout. The anticipated scope of work will include the following (in general): Mobilization and establishment of site perimeter fencing and maintenance and protection of existing conditions. Maintenance of utilities to allow continuous use of the indoor pool for the duration of construction. General demolition and removals of partitions, finishes, accessories, and fixtures within the aquatics locker rooms, showers, and restrooms and staff areas. General demolition and removals of damaged exterior tiles at West Stair Tower. Provide and install temporary restroom trailers and necessary electrical and plumbing accessories during construction. Provide and install temporary rinse showers on pool deck and necessary plumbing accessories during construction. Provide and install temporary changing tents and staff tents during construction. Reconfiguration of the aquatics locker rooms and restrooms to include new gender-neutral locker room, new multipurpose room, and reconfigured staff area. Rehabilitation of the existing lobby, locker rooms, and staff areas to include new accessories, fixtures, finishes, wall partitions and equipment. Provide and install new finishes and fixtures within the limits of architectural scope of work. Provide and install new light fixtures, public address system, smoke detectors, power & data within the limits of electrical scope of work. Provide and install new sprinklers within the limits of plumbing and fire protection scope of work. Provide and install new HVAC diffusers and ductwork within the limits of mechanical scope of work. Provide and install new windows in the lobby and install exterior tile patch around window. Provide and install exterior patch at West Stair Tower within the limits of architectural and structural scope of work. Provide all necessary permits. Closeout documents including warranties.
