Renovation of a residential development in Mullins, South Carolina. Completed plans call for the renovation of a residential development.
Scope of work includes, but is not limited to, the following items: Remove existing bathtub surrounds, shower rods, mixing valve & faucet sets. Provide new tub surrounds, shower rods, mixing valve & faucet sets. (Base Bid: Swanstone Solid Surface Surround Panels) (Alternate Bid: Veritek Wall Panels) Remove all existing grab bars where they occur in existing bathrooms. Provide new grab bars at all Handicap Units, Reasonable Accommodation Units, and Elderly Units. Remove existing vanity cabinets, tops, faucet sets, shut-off valves, supply line connections & p-traps. Provide new wood vanities with cultured marble top with integral sink, faucet sets, 1/4 turn shut-off valves, flexible supply connections & PVC p-traps. Remove existing wall hung lavatories, faucet sets, shut-off valves, supply line connections & p-traps. Provide new wall hung lavatories with new heavy duty chair carriers, faucet sets, 1/4 turn shut-off valves, flexible supply line connections and insulated pipe protection underside of lavatory. Patch wall to a like-new finish. Remove existing water closets, closet floor flange, wax ring, carriage bolts, supply line connection and shut-off valves. Provide new water closet with new toilet seat, closet floor flange, wax ring, carriage bolts, flexible supply connection and 1/4 turn shut-off valve. Patch any damaged wall surfaces to blend invisibly to a like-new finish with adjacent surfaces. Patch, prime and paint entire bathroom. Remove all existing toilet room accessories. Provide new toilet room accessories. Existing wood chair rail to remain. Modify as required to accommodate new tub surrounds. Chair rail shall have all rough surfaces sanded smoothed and cleaned before painting. Any bare wood areas to be primed before painting. Remove and replace all existing GFCI receptacles in bathrooms with new GFCI receptacles and face plates. Coordinate color with Owner/Architect. Remove and replace existing vanity wall light fixture with new LED fixture. (Provide a Deduct Alternate to leave existing light fixture in place.) Existing timer light switch to vanity light and bath exhaust fan to remain. Remove existing bath exhaust fan face plate and thoroughly clean and vacuum exhaust fan and clean face plate. Reinstall face plate. Remove and replace existing HVAC ceiling grille with new aluminum louver grille. (Contractor to verify size). Patch, prime and paint all walls and ceilings of bathrooms, including wood chair rail, door and door frame. (Bath room side only). o All other work as shown on the Drawings, in the Project Manual, and as required by codes and the authority having jurisdiction.
