Farley Roof Replacement and Associated Work Filed Sub Bid HVAC The City of Framingham, through the Mayor of Framingham Massachusetts, the Awarding Authority invites sealed bids for IFB# 7766 Farley Roof Replacement and Associated Work Removal and replacement of current failing roofing system with a new single-ply thermoplastic system, skylight repairs, repairs to stairwell low- and steep-sloped sheet metal roofs, isolated brick masonry throughwall flashing repairs, minimal other building envelope repairs associated with roof replacement, MEP temporary disconnect/reconnect work of RTUs, gas lines, exhaust fans, etc., and other associated work. Every General Bid and every Filed Sub-Bid shall be accompanied by a bid deposit, in an amount not less than five percent (5%) of the bid amount, in the form of a bid bond; or a certified check; or a treasurer's check; or by cashier's check issued by a responsible bank or trust company, made payable to the City of Framingham.The Successful Bidder will be required to provide a performance bond, and a labor and materials payment bond, issued by a company authorized to do business in Massachusetts and satisfactory to the Awarding Authority, each bond being in the amount of 100 percent of the Contract Amount. In case that the work of this Contract is not certified by the Architect to be Substantially Complete, as defined in the GENERAL CONDITIONS, within the time established therefor, it shall be agreed and understood that the Owner may deduct from sums otherwise due and payable under the Contract, the amount of Two Thousand Dollars ($2,000.00) for each calendar day after which Substantial Completion date, or authorized extension thereof, was required, up to and including the date that Substantial Completion of the Contract is certified by the Architect. This provision shall apply, not as a penalty, but as liquidated damages. The bidder agrees that its bid shall be good and may not be withdrawn for a period of 45 days, Saturdays, Sundays and legal holidays excluded, after the opening of the bids. The Awarding Authority reserves the right to reject any or all bids, and/or waive any informality, if it is deemed to be in the Town's best interests so to do. SECTION 230000 - HVAC ; Section 15500 HVAC 1. Supply all necessary chutes, disposal facilities, transportation, and labor necessary to dispose of all demolished materials, dirt, and debris off-site in a legal dumping area. Each Contractor or sub-contractor shall obtain all permits necessary to transport and dispose of all materials, rubbish, and debris impacted by their scope of work. 2. Supply all shoring, overhead protection, and other protection necessary to protect the building areas, building systems, and landscape areas. 3. Provide and maintain temporary protection of all building components designated to remain or new components installed throughout the duration of construction. 4. Coordinate the scheduling and completion of all Work with the Owner for interior access. 5. Perform abatement of all asbestos-containing materials (ACM) associated with the roofing and masonry work. The roofing contractor shall be responsible for the abatement of all items labeled "Roofing Asbestos Abatement Subcontractor" in the Contract Drawings. The masonry subcontractor shall be responsible for the abatement of all items labeled "Masonry Asbestos Abatement Subcontractor" in the Contract Drawings. Refer to Section 028200 - Asbestos Abatement for specific abatement requirements. Coordinate with Section 042100 - Masonry and Section 075400 - Thermoplastic Membrane Roofing. 6. Remove existing gravel surfaced built-up roof, fiberboard, insulation, sheet metal flashings, and deteriorated wood blocking down to the existing roof decks. Clear surfaces of debris by sweeping and vacuuming methods as required. Coordinate with Section 028200 - Asbestos Abatement and Section 075400 - Thermoplastic Membrane Roofing. 7. Remove designated sheet metal flashings at roof perimeters, roof penetrations, and where indicated on the Contract Drawings. Coordinate with Section 076200 - Sheet Metal Flashing. 8. Install new throughwall flashing on Roof Area B as indicated in the Contract Drawings. Coordinate with Section 042100 - Masonry. Note that removal and replacement of the existing roof system on Roof Area B is an Alternate (Refer to 012300 - Alternates), but installation of the new throughwall flashing is part of the Base Bid scope of work. 9. Replace deteriorated wood blocking designated to remain under the Unit Price scope of work. Reuse and re-secure wood blocking where it is found to be in satisfactory condition. Coordinate with Section 012200 - Unit Prices and Section 061000 - Rough Carpentry. 10. Perform miscellaneous metal roof deck repairs under the Unit Price scope of work. Coordinate with Section 012200 - Unit Prices and Section 053100 - Metal Deck Repair and Replacement. 11. Install new wood blocking at roof perimeters and roof penetrations to accommodate the final height(s) of the new roof insulation. Coordinate with Section 061000 - Rough Carpentry. 12. Install new roofing system consisting of an adhered single-ply thermoplastic roof membrane, adhered coverboard, adhered tapered insulation system, a self-adhered vapor retarder, and a mechanically fastened baseboard over existing metal roof deck. Coordinate with Section 075400 - Thermoplastic Membrane Roofing. 13. Provide flashings for all pipe penetrations and equipment as detailed on the Contract Drawings. Coordinate with Section 075400 - Thermoplastic Membrane Roofing. 14. Remove and replace existing elevator overrun louver/window assembly with a new louver as indicated on the Contract Drawings. Coordinate with Section 075400 - Thermoplastic Membrane Roofing. 15. Remove and replace existing roof access hatch and provide additional step as indicated on the Contract Drawings. Coordinate with Section 075400 - Thermoplastic Membrane Roofing. 16. Remove and replace existing roof access ladders with new ship's ladders. It is the design intent to remove the existing ladder in a manner that does not disturb the existing asphaltic coating (ACM) on the backup wall. This can be achieved by cutting off the return legs of the ladder attachment clips, thereby leaving in place the remaining clip section and attachment fastener. Coordinate with Section 055100 - Roof Ladders. 17. Provide premanufactured, preformed parapet cap or roof edge metal, and fascia as indicated in the Contract Drawings. Coordinate with Section 076200 - Sheet Metal Flashing. 18. Remove and replace gutters and downspouts as indicated in the Contract Drawings. Coordinate with Section 076200 - Sheet Metal Flashing. 19. Pre-clean the drainage system prior to performing any roof renovations and notify the Owner of any obstructions. Upon completion of the roof installation, clean the drainage system to provide a free-flowing system. Coordinate with Section 220000 - Plumbing. 20. Remove and replace the existing roof drain bowls, clamping rings, underdeck clamps, strainers, leader pipe insulation, scupper boxes, downspouts, and hardware. Coordinate interior access with the Owner and coordinate with Section 220000 - Plumbing. 21. Install roof drain markers that mount to the interlocking roof drain dome strainers. Coordinate with Section 075400 - Thermoplastic Membrane Roofing and Section 220000 - Plumbing. 22. Extend the existing vent pipes to provide a minimum eighteen-inch (18") to maximum twenty-four-inch (24") height above the finished roof surface. Coordinate with Section 220000 - Plumbing. 23. Remove, raise, and reinstall of the rooftop/mechanical equipment to provide a minimum eight-inch (8") flashing height. Coordinate with Section 220000 - Plumbing, Section 230000 - HVAC, and Section 260000 - Electrical. 24. Install self-supported portable guardrails as shown on the Contract Drawings. 25. Perform miscellaneous skylight repairs as shown on the Contract Drawings. Coordinate with Section 086300 - Maintenance of Existing Metal-Framed Skylights. 26. Perform repairs to the existing stairwell tectum roof decks as shown on the Contract Drawings. Provide temporary shoring for the existing plywood and roof systems designated to remain. Coordinate with Section 051200 - Structural Steel Framing and Section 061000 - Rough Carpentry. 27. Apply roof restoration coating to the existing flat lock and standing seam copper roof systems designated on the Contract Drawings. Coordinate with Section 051200 - Structural Steel Framing, Section 061000 - Rough Carpentry, and Section 076200 - Sheet Metal Flashing. 28. Apply roof restoration coating where indicated on Roof Area Y. It is the intent that this coating will eliminate the roof leaks the school is experiencing in this area. Coordinate with Section 076200 - Sheet Metal Flashing. 29. Coordinate alternate scope of work with Section 012300 - Alternates. 30. Complete all associated work in accordance with these project specifications. 31. Clean and restore all areas impacted by the work. 32. The Contractor shall not demobilize the site until the completed work is reviewed by the Owner and Engineer. Any unsatisfactory items observed will be reported in "punch list" form. These items shall be corrected immediately by the Contractor prior to demobilization from the job site. Final payment will not be made until all punch list items are complete and all warranties and guarantees have been received.
