Site work and new construction of a theater / auditorium in Gas City, Indiana. Completed plans call for the construction of a 45,150-square-foot theater / auditorium; and for site work for a theater / auditorium.

This new auditorium facility will consist of approximately 45,150 total square feet, including an approximately 7,000 square foot balcony, an approximate 34,500 square feet main level, a 650 SF Hallway, and an approximately 3,000 square feet of second floor space above the stage area. The main level, including the balcony, will include1,800 seat auditorium with a stage with back stage spaces including a Green Room with a restroom, Dressing Rooms with restrooms, a large loading dock with access to the stage, as well as a second-floor space. An entrance/lobby to the auditorium providing guests access to the ticket office, concessions, and restrooms will be included. The auditorium seating will be split and sloped towards the stage with most of the seating in the front two thirds; therefore, the entrances into the auditorium will be where the seating level splits. An exterior entrance will also provide access from grade level into the auditorium via a handicap ramp. Other support spaces on the main level not accessible to the public include a control room at the rear of the auditorium, several offices, first aid station, mechanical spaces, and custodial closets. An exterior recessed loading dock provides direct access to the stage. The exterior of the building will consist largely of pre-cast concrete panels with steel beams and bar joist flat roof. Storefront glass is used on the building's front facade with painted graphics on the precast panels. Construction is anticipated to begin on or before April 17, 2023 and be complete by July 18, 2024. Steel - Structural Steel Services, Inc. Construction Document Bid Set #1 Prime Contractors only are subject to compliance with the Davis Bacon Wage Rate requirements, and the established wage scale for these prime packages is included in the Project Manual specification section 001-012. Bids shall be submitted on a lump sum basis as indicated on the bid forms provided in the Project manual, and shall be executed in accordance with the Indiana Board of Accounts Form 96 (revised 2013) - "Contractor's Bid for Public Works", with a financial statement complying with Section III of Form 96, and a satisfactory Bid Bond or certified check pursuant to I.C. 36- 9-36-23, payable to The City of Gas City, Indiana. Bid Security shall be in the amount of not less than 5% of the total bid price. Should a successful Bidder withdraw their Bid or otherwise fail to execute a satisfactory Contract the Owner may then declare the Bid security forfeited as liquidated damages. The Prime Contractors receiving the award shall furnish an approved Performance and Payment Bond in the amount of 100% of the contract amount, which shall cover the faithful performance of the Contract and the payment of all obligations arising hereunder. Performance and Payment Bonds shall remain in full force and effect for one year from the date of acceptance of the Work. The Owner expects to award the Contract for the Work to the lowest, most responsible and responsive Bidder. The Owner reserves the right to accept or hold bids for up to 60 days from the date of the bid opening. The Owner reserves the right to reject any bid, and to waive irregularities in the Bidding.
