Site work and new construction of a mixed-use development in Fort Wayne, Indiana. Completed plans call for the construction of a 554,166-square-foot, six-story above grade, 223-unit multi-residential development; 295,379-square-foot, two-story above grade parking garage; for site work for a parking garage; and multi-residential development.
The overall project includes construction of 223 apartments housed in one 6-story apartment buildings above grade and 1-story below grade basement. The structure consists of a 2-story IA concrete podium parking garage with 15 liner units and 208 units in a VA 4-story wood framed structure on top of the podium. The gross residential square footage is 295,379, the parking garage square footage is 295,379, the retail square footage is 10,134 and exterior courtyard square footage is 40,559. Total square footage of the project is 554,166. The site is 2.628-acre site. No bid will be accepted from, or contract awarded to any person, firm, or corporation that is in arrears to the City, upon any debt or contract, or, who has failed to execute, in whole or in part in a satisfactory manner, any contract with the City; or, who is a defaulter as to surety or otherwise, upon any obligation to the City of Fort Wayne. Awarding the contract for the Public portion of this project does not guarantee being awarded the contract for the Private portion of this project. Bids must be broken down per the scope of work attached below. Bidders may bid on more than one division; each division must have a separate subtotal. No bid may be withdrawn for at least sixty (60) or fewer days after the scheduled time for receipt of bids, so as to allow the JC Hart and the Redevelopment Commission to review bids before announcing award of a contract. All Contractors and Sub-Contractors must be licensed in Allen County. To obtain a license in Allen County you must either reciprocate a license from another jurisdiction or be sponsored by Allen County to take an exam at one of our approved testing facilities. J.C. Hart and the Redevelopment Commission reserve the right to accept or reject any and all bids for failure to comply with applicable laws and/or with Instructions to Bidders. as a whole or in part, and to accept the bid deemed to be most advantageous to the Owner. J.C. Hart is not bound to accept the lowest bid. J.C. Hart and the Redevelopment Commission also reserve the right to waive any defect in any bid.
