Renovation of an elderly care / assisted living facility in Wisconsin Rapids, Wisconsin. Completed plans call for the renovation of a elderly care / assisted living facility.
Roof System & all associated work (1 Lump Sum) (55,200 square feet) Skylight - small (3 Each) Skylight - large (1 Each) Skylight engineering certification (1 Lump Sum) Replace existing EPDM roofing with low-slope, fully-adhered ADOM roofing. This includes disposal of old materials and installation of new materials, including flashing, sealants, etc. Additional roofing work includes the removal of skylights and the installation of new roofing systems in those areas No oral interpretation will be made to any bidder as to the meaning of the Contract Documents or any part thereof. Every request for such an interpretation shall be made in writing to the City Engineer. Any inquiry received seven (7) or more days prior to the date fixed for opening of bids will be in the form of an Addendum to the Contract Documents, and when issued, will be on file in the office of the City Engineer at least five (5) days before bids are opened Question Deadline 03/27/2023 The City contact during construction is Jake Klingforth- Parks & Building Superintendent. Phone number 715-421-8240(office) or 715-697-6169 (cell) Email: jklingforth@wirapids.org SCOPE OF WORK: - Furnish and install roofing rehabilitation materials for low-slope fully adhered ADOM roof areas. -Remove BUR curb, pipe, and wall flashings of base flashings - Sweep and remove loose pea gravel as necessary as the contractor deems appropriate, mechanically fasten a 1.5" poly insulation roof membrane and flashing over existing fully adhered EPDM membrane roofing. Board over existing BUR roofing and high thermal insulation. - Disassemble skylight glass and frames and haul away - Install steel C channel supports across skylight opening - Contractor shall arrange the work and dispose of ALL materials so as not interfere with work or storage of materials of others in accordance with the intent of the drawings and specifications. SKYLIGHT: - Remove portions of the existing flashing and sealant from skylight curb, remove portions of existing glazing and glass from the skylight frame. - Provide additional framing and cap - The cap shall be a full roofing system including, but not limited to, fully insulated, contain EPDM roofing membrane and associated flashing/sealant, steel roof decking (Metal Type B), etc. The underside of the roof cap shall be painted similar to existing interior colors. - The roof cap shall be designed and engineered to meet appropriate building codes and structural loadings. Contractor shall include in their bid price for Structural/Architectural Engineering certification be provided with the project specific to removing and capping the skylights. INSULATION MATERIALS: - Mechanically attach a 1.5" polyisocyanurate insulation board over the existing roof insulation and 1/16" per foot structurally sloped metal decking. Insulation board shall meet FM Class 1 and UL Class A approvals - Install membrane 0.060 inch thick fully adhered black, non-reinforced, EPDM roof system - Install 24-gauge G-90 prefinished galvanized steel roof edge metal and counter flashing - Install 6" polyisocyanurate and a Firestone 60 mil fully adhered black EPDM over new decking (skylight) - Provide manufacturer warranty, Firestone 15-year non-prorated labor and material watertight warranty. MEMBRANE MATRIALS/ INSPECTION: - Acceptable Manufactures: Firestone Building Products Co. and Carlisle Syntec Systems, Versico - Seaming Materials: AS recommended by membrane manufacture Verify deck is clean and smooth, free of depressions, waves properly slopped to drain, valleys, or eaves. Do not apply roofing materials to damp, dirty, dusty or deck surfaces that are unacceptable to manufacture. Quality Assurance - All components used in the roofing system/design shall be approved by the membrane manufacturer - Membrane Installation o Install membrane roofing in accordance with manufacturer's instructions o Seal items penetrating membrane per manufacturer's instructions - At the roof edge conditions with a gravel stop/fascia, the membrane shall wrap over the down edge. The galvanized water dam shall be installed over the top of the membrane. The galvanized water dam shall then be stripped in before installing the fascia cover. DELIVERY, STORAGE, AND HANDLING: - Store materials in weather protected environment clear of ground and moisture, this pertains to all roofing material. - Promptly inspect shipments to ensure that products comply with requirement's, quantities are correct, and products are not damaged. Provide equipment as personal to handle products by methods to prevent soiling, disfigurement, or damage. - Stack preformed and prefinished materials from twisting, bending, or abrasion, and to provide ventilation - Deliver materials to the job site in the manufactures unopened containers with labels intact and legible at time of use -Store materials in accordance with manufactures recommendations with proper precautions to ensure fitness of material when installed FLASHING AND TRIM: - All flashing shall be in accordance with roof membrane manufacturer's requirements. Inform the architect/site foreman if any details or requirements specified are not in compliance with the roof membrane manufacturer. - Provide a 20 year warranty against cracking, chipping, peeling, and chalking. The warranty will shall cover repairing or replacing defective materials at no cost to the owner. - Gravel Stop/Fascia: 5 1/4 inch fascia height Water damn will be 24 gauge G-90 galvanized steel. Water dam shall be 24 gauge G-90 galvanized steel with pre-punched faster holes every 12inches on center on front face of deck flange. Snap on fascia cover shall be 24 gauge steel, 1/8 inch bump- out rib, prefabricated corner units, no exposed fasteners. Spice plats will be 3-1/2 inch wide minimum. - Fascia extended cover: Cleat-22 gauge continuous galvanized cleat, shop bent 24 gauge galvanized steel, provide a 20 year finish warranty. Fabricate and install to allow movement (contraction and expansion). Splice plate: 3-1/2 inch wide minimum, interlocking concealed plate, fabricated from same material as fascia, splice plate must be gapped at the fascia joints and be a concealed 3". - Trim should all be 24 gauge galvanized steel, and provide 20-year finish warranty and shall be shop bent. Installation: o Lap lock cleat seam and seal all joint o Fit flashing tight in place. Make corners square, surfaces true and straight planes, and lines accurate to profiles. o Seal metal joints watertight o Provide flashing at all penetrations through the roof, flash and seal all work projecting through or mounted on roof. o Weather lap joints of courter flashings on to roof sheathing 3 inches minimum and seal weather tight with plastic roof cement. o Nails should be hot dipped zinc coated steel "recommended by flashing manufacturer", minimum 3/8 inch head diameter and 10-12 gauge barbed shank of sufficient length to penetrate just through roof sheathing.
