Site work and paving for a mixed-use development in Galveston, Texas. Conceptual plans call for site work for a playground / park / athletic field; for paving for a sidewalk / parking lot; and sidewalk / parking lot.

The Park Board of Trustees of the City of Galveston (Park Board) is accepting Sealed Proposals/Qualifications for Stewart Beach Park Master Developer, 201 Avenue K, Galveston, Texas 77550. The Park Board of Trustees of the City of Galveston will receive qualifications from Master Developers interested in developing the unique beach front site located at the gateway to Stewart Beach Park. The primary development area, located at the terminus of Interstate 45 and part of an Opportunity Zone, spans approximately 4.5 acres. An additional 3.5-acre City owned site may also be included in the developer's plans. In addition to the 8+/- acres along Seawall Boulevard, other elements of the project could include areas of the current parking lot, including the redevelopment of the existing Pavilion (2+/- acres), which garners catering and concessions business, as it has reached the end of its useful life. Other uses throughout the park will also be considered. The primary goal of the Park Board is to partner with a Master Developer with the resources, proven expertise, and track record in developing similar projects. The Master Developer will need to have the resources to self-perform or bring additional developers/investor groups for the full implementation of the project. Working with the City/Park Board Task Force, the Master Developer will focus on the highest and best uses of the property while incorporating the vision of the Task force. The master planning efforts will be the guiding document used by the Master Developer in executing the plan once approved by the City/Park Board. All questions shall be in writing, submitted to: vlorefice@galvestonparkboard.org Questions are due on or before February 20, 2023 @ 5:00pm CST. Responses will be answered after the question deadline in the form of an Addendum. No responses will be given to questions submitted after the deadline. The method of contractor selection has not been determined at this time.
