SCOPE/OBJECTIVE The contractor shall provide all labor, materials, equipment and perform all operations necessary to perform lawn care maintenance at this HAWS managed property. The agency requires the Contractor to provide service as specified in the TECHNICAL SPECIFICATIONS. Maintenance and service at all these locations shall be performed without interference or hazard to the HA's personnel and daily operations of the business. 3. TECHNICAL CONSIDERATIONS A. The contractor shall have a minimum of two-years of acceptable industry service records of performing work in large multi-family apartment complexes ranging in size from 50 to 250 units located on 1.3 to 26.83 acres of land. B. The contractor has established accounts and references that can be contacted by agency personnel LAWN CARE-MOWING/TRIMMING/EDGING/WEEDING A. All trash and debris (ex. Litter, glass, paper, medium to large sticks) will be picked up and hauled off weekly (Mondays) (Twice a week during the off-season) and prior to mowing. The debris that is picked up must be removed from the property by the contractor. B. If any graffiti or property damage is observed, notify site staff. C. All lawn areas will be groomed every 7 days as needed, weather permitting, during cutting season. Cutting season begins April and ends in October depending on weather conditions during the individual year. Lawn will be maintained at 2 1/2 " in spring and fall, 3" cutting height will allow grass to handle drought months better. Additional cuts must be authorized. D. All lawn areas not accessible by mowers will be groomed using gas string trimmers (weed eaters), gas edger's and hand equipment as needed. Gas edgers shall be used for the initial trimming of all sidewalks in the front and back of the units. After the initial edging, string trimmers can be used. Contractor will ensure that string trimmers, and/or other equipment do not damage the property or landscaping. Any damage will be repaired to owner's satisfaction at contractor's expense. 5 E. Eliminate grass from cracks in sidewalks, parking lots, heat and air conditioning units and curbs - chemically treat with herbicides. F.
