The Santa Monica-Malibu Unified School District (District) issues a Request for Qualifications and Proposals (RFQ/P) to invite the submission of statement of qualifications and proposals (Response(s)) from contractors to perform construction services and preliminary (preconstruction) services for the District's McKinley ES Administration and Early Elementary Building Project pursuant to the lease-leaseback delivery method. (Ed. Code, 17406.) The construction cost estimate is valued at $28.5M and the scope of work will include but is not limited to the following: Construction of a new 2-story, above grade classroom and administration building. The building contains approximately 15,700 SF of enclosed space and 11,750 SF of covered walkways and terraces. Construction includes new campus pickup and drop off area, new fencing, reconfigured accessible parking, new entry gates and driveways. The lower floor contains the administrative offices including staff, nurse and a parent/community meeting room. New elevators and stairs help provide access for this new structure and the adjacent buildings. Also included is the interior renovation of and existing library. The size of the library is approximately 1,300 SF. The renovation includes the replacement of sub/finish floor and storefront systems, mechanical system updates, installation of new exterior bifold door, window, lighting, casework and sink.
