Demolition, site work and new construction of a theater / auditorium in Fenton, Michigan. Conceptual plans call for the demolition of a theater / auditorium; for the construction of a theater / auditorium; and for site work for a theater / auditorium.

This Request For Expressions of Interest (RFEI) and Request For Proposal (RFP) is intended to help the City of Fenton identify a developer/business owner to redevelop certain property located in the downtown area of the City of Fenton (see picture below) with a parking component. The property to be re-developed consists of what currently exists as the Community Center's parking lot and tennis courts, and is comprised of Parcel No. 53-36-506-031 and a portion of Parcel No. 53-36-506-030 - see highlighted portion below. The individual or firm that we seek for the project will have demonstrated expertise in the development field typically derived from similar commercial redevelopment projects with parking components, and have the financial capacity to complete and operate the intended use. The City and the City's Downtown Development Authority ("DDA") will ultimately select one individual/firm to commence redevelopment. The City of Fenton is located in the southeast corner of Genesee County, Michigan. The City is bound by Holly Township (Oakland County) to the east, Fenton Township (Genesee County) to the north and west, and Tyrone Township (Livingston County) to the south and is ideally situated within a 30 minute drive of several larger cities, including Flint, Howell, Brighton, and Ann Arbor, and the northwest suburbs of Detroit. Fenton has the potential to draw from an extremely large population base of over 700,000+ people within a 30-minute drive. The City and DDA is interested in the redevelopment of land located adjacent to the Shiawassee River in downtown Fenton. The land is currently being used to maintain tennis courts and provide parking. The redevelopment must contain at least the following two elements: (1) the redevelopment must propose a compatible mixed use, commercial and residential land use that is consistent with and augments the existing businesses located in the downtown Fenton area; and (2) that contains a parking component. Applicants must identify the proposed use(s) and provide information with respect to the proposed use(s)'s homogeneity with the existing area and businesses, as well as identify how the parking component would be constructed.
