CofC Student Success Center, 58 George St, includes the rehab of the 3,000 sqft historic 1803 structure & new 3,000 sqft addition to house, new MEP & bldg services, & an elevator. Existing structure, 3,000 SF, is wood-framing on a multi- wythe brick foundation. Interior finishes are partially original & partially constructed of historic materials. Historic restoration and construction experience required. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The value range is $4,000,000 to $5,400,000 TRADE SPECIALTIES Trade specialties include steel fabrication, cast-in-place concrete, historic masonry repair, historic roofing repair, terra cotta rainscreening, interior historic rehabilitation, site utilities tying to the campus closed loop two-pipe system, and MEP/FP within both new construction and historic structures. Delegated design for the wet pipe sprinkler system required for the layout in both new and existing structures. UNIQUE PROJECT This projects is unique in nature because it requires construction experience with historic buildings that are residential in scale, and simultaneous experience working on modern construction techniques for a steel frame structure with cast concrete feature stair. The selected contractor needs to demonstrate experience working on other projects designed to a standard in keeping with the secretary of the interiors standards for rehabilitation of historic structures. It is not necessary that the projects were under review of the state historic preservation office.
