Site work, paving and new construction of a mixed-use development in Queen Creek, Arizona. Working plans call for the construction of a 25,000-square-foot, two-story above grade municipal facility; for site work for a municipal facility; and sidewalk / parking lot.

As of February 27,2023, project has been cancelled and will reissue at a later date per addendum 2. Project Summary: It is the Town of Queen Creek's intent to enter into a preconstruction services and construction services contract with a qualified construction manager/general contractor to construct a Public Works/CIP Building - MF018. The project is located at 19715 S. 220th Street, Queen Creek, AZ 85142. The Town is already under contract with Merge Architectural Group and has started conceptual design for the building, therefore the successful CMAR Contractor will be working with Merge to design and construct this facility. The intent of the project is to construct a new, approximately 25,000 square foot, two-story office building to support approximately 90 employees with potential expansion for approximately 30 more employees, representing the Public Works and CIP Departments along with a small number of staff from other Town departments. Programming for this facility is anticipated to consist of open office areas, private offices, workrooms, small and large conference rooms that can be reduced in size with operable walls, reception area, restrooms, restrooms with locker rooms and an employee lounge area with adjacent kitchenette. Additional features of the building are expected to include at least three sets of stairs, an elevator, expanded mechanical and electrical rooms/spaces for ease of servicing, exterior patio, an Intermediate Distribution Frame (IDF) Room on the second floor and a Main Distribution Frame (MDF) Room on the first floor, a dedicated Uninterruptable Power Supply (UPS) Room and secure Traffic Management Center. Site work such as grading and drainage, vehicular travel, parking and landscaping immediately surrounding the new building will be required. Each Response/Statement of Qualifications shall be in accordance with specifications and instruction contained therein. The Town of Queen Creek reserves the right to accept or reject any or all responses and to waive informalities. All questions must to be submitted by 5:00 PM, February 15, 2023. Any question related to this Request for Qualifications (RFQ) shall be via the Town of Queen Creek e-Procurement Portal, located at https://procurement.opengov.com/portal/queencreekaz.
