Although a firm timeline for construction has not been determined, construction is not expected to start prior to February 2024. *The closed solicitation has been included below for reference: Racine Unified School District requests interested parties to submit formal sealed bids/proposals for Construction Management Services for Julian Thomas - Renovation Phase 2 communicated to the Construction Manager by RUSD, with the principal responsibility of ensuring that the project is completed in a timely and cost-effective manner in compliance with the project schedule, budget, and all relevant contract documents. In carrying out its responsibilities, the Construction Manager will, subject to RUSD's final decision-making authority on all matters, continually seek and pursue opportunities to create value, monitor project progress and resolve potential issues before they materially affect the schedule, budget, and/or quality of the construction. The Construction Manager will provide regular status reports to RUSD and CMa, and will consult and cooperate with, and provide information to, RUSD, the Architect, the CMa, engineers, governmental agencies, and any other third parties as requested by RUSD. Located in southeastern Wisconsin, RUSD is the fifth-largest school district in the state, serving 7 Cities/Villages covering 100 square miles. The District has 2,590 Staff Members/Professional Staff and approximately 17,000 students. The District's Board of Education consists of nine (9) Board Members. Racine Unified School District is seeking Construction Management Services for a remodeling project to Julian Thomas School located at 930 Dr. Matin Luther King Drive, Racine WI, 53404 as part of the RUSD referendum project. Julian Thomas School originally constructed in 1857 underwent two major additions in 2000 and 2022 . The school is currently located on a 5.9 -acre site within the City of Racine. The current enrollment is 547 with a capacity of 710. The gross area of the building is 102,540 SF. The project scope shall include: 1. Secure Vestibule/New Office a. Relocate interior pair of doors and wall b. New reception window c. Music room to become new main office 2. Kindergarten Area Remodel a. Expand from 4 classrooms to 7 b. Hallway and cabinet area to become coat room for west classroom (accessed from inside) c. Change playroom areas into classrooms d. Kitchen area in center to be divided into (2) coat rooms e. Add four (4) single-use toilet rooms f. 3. Orchestra/Band Room a. New partition wall to create separate band and orchestra rooms b. Remove raised platform 4. Library Remodel a. Remove circulation desk and replace with (2) offices b. New partition wall to separate library area from corridor 5. Community Room a. Change to classroom b. Add coat room 6.
