The Community College of Aurora (CCA) is an open access public two-year community college. Students attending CCA are preparing for entry into numerous career fields or seeking transfer to a baccalaureate institution for further study. CCA has two campus locations: The Centretech Campus, located at 16000 East Centretech Parkway in Aurora, and the Lowry Campus, located at the former Lowry Air Force Base at 710 Alton Way in Denver. This scope of work is located entirely at the Centretech campus of CCA. CCA is in search of Project Management Owner's Representative to aid in the successful outcome for multiple projects across the College. The Project Management vendor is expected to be on-site for 25 hours per week for six months, with a right to extend an additional six months. Major projects include: 1. Center STEM, Power Mechanics, and Applied Technology, Phase 1 a. Design/Build GMP b. Appropriated budget of $13,995,465 c. In permitting phase, groundbreaking in Spring 2023 2. RTU Replacements a. Design/Build GMP b. Cash GMP established at $1,715,435 c. Notice to Proceed Construction given. Units install March and May 2023 3. 2021-071M21 Roof Replacement, Admin Building a. Design/Bid/Build b. 100% State Funded at $572,934 c. AE and GC awarded. Construction to start May 2023 4. 2023-051M22 Upgrade Access and Accessibility a. Design/Bid/Build b. 100% State Funded at $1,710,415 c. AE Contracted, design kickoff not yet scheduled PROJECT MANAGER RESPONSIBILITIES o Report directly to the College's Vice President of Administrative Services/Chief Financial Officer, who is responsible for over-all project administration. o Act as the point of contact for the College and provides direction to the design/build team and all associated team members. o Monitor progress of the project assigned. Compile the necessary status and financial reports and all required documentation, per State Buildings Program, and other tracking, as directed by the College. o Act in the best interest of the College and the State of Colorado. o May be asked to participate in creating end-user groups and be responsible for coordinating all applicable meetings and interactions between the end-user groups, the Design/Build team or Design team, and other applicable stakeholders. o Acting on behalf of the College, and with prior College approval, will approve all changes to the project scope, cost and schedule and approve the completed project. o Will participate in all required Owner, Architect, Contractor(OAC) meetings and updates to College personnel, as needed or requested. o Review and interpret project pay applications and their accuracy. o Monitor the construction site for work progress, provide expert opinion of contractor productivity and progress. o Maintain detailed construction field notes. o Keep track of overall campus and project needs in order to align resources, plan for any type of closures or blocking off of areas due to project needs, and use their expert knowledge to extrapolate impacts of changes. o Quality Control. MINIMUM REQUIREMENTS OF THE PROJECT MANAGER: o Past experience with projects of similar scope and complexity. o Past experience with Design/Build GMP delivery method. o Past experience with federal and state policy and procedures. o Must be licensed to do business in Colorado and have a primary or branch office located in Colorado. DESIRED QUALITIES OF THE PROJECT MANAGER: o Past experience with following the policies and procedures as well as executing documentation of the Colorado Office of the State Architect's State Buildings Program. o Attention to details and proven track record of project completion within budget and set end date. o Past experience with a multi-funded construction project. o Certified Project Management Professional (PMP) or equal.
