Renovation of a mixed-use development in Richardson, Texas. Completed plans call for the renovation of a educational facility.
March 15,2023, project was awarded tO Texas Roof Management INC and kpost company but awarded amount is not available.** Partial Reroof of Richardson HS and MST 2023 At identified roof areas, sweep and vacuum loose gravel from existing gravel roofs and prepare roof for new lightweight insulating concrete overpour. Install slurry coat and EPS insulation of thickness identified on drawings. Install 2 of lightweight insulating concrete, poured to per foot minimum finished slope. Provide a minimum 8 0 sump at each existing roof drain. Add drain bowl extensions or drain inserts to all existing roof drains to raise existing drain heights to accommodate new roof elevation. Add treated perimeter edge nailers as needed to match new insulating concrete roof system elevation. Any fascia metal with more than 9 face must have a stiffener bead incorporated into face of metal. Adjust all wall flashings, expansion joint flashings, curb heights and flashings, and plumbing vent stacks to accommodate new roof overpour elevation. Allow for temporary drainage until new LWIC deck is poured in place. Contractor to remove all abandoned items in their entirety, as identified by the drawings or by district personnel on roof or during prebid site walk. Fill deck openings to match adjacent deck construction and existing roof deck elevation, or as identified by specific keyed notes on the drawings. Contractor to raise roof curbs, penetrations (including existing gas pipes, electrical and communication conduit, and condensation lines), and through wall flashings to a minimum of 10 above new roof elevation. Contractor to verify with their proposed manufacturer minimum roof curb and flashing heights prior to submitting pricing and raise through wall flashing if required to meet manufacturers flashing height requirements. Remove all pitch pans for pipe and conduit penetrations and install liquid flashing application per manufacturers recommendations. Install new specified (2) two plies of modified bitumen, cool roof membrane roof system and associated roof related sheet metal, gutters, downspouts, scuppers, collector heads, edge metal, flashing and trim. Replace all existing steel roof to roof ladders with district standard aluminum ladders. Refer to drawings for any additional added roof to roof ladders or crossover ladder assemblies. Replace all existing roof hatches within scope of work with new insulated roof hatch of same dimensions as existing, powder coat white. Provide railing system by roof hatch manufacturer around all new roof hatches, as well as ladder up safety post. Contractor to include pricing within base bid scope of work to provide a 6 wide red warning line 0 away from all roof edge conditions or low parapet conditions with an adjacent drop of 3 0 or more. Warning line to be provided via color pack liquid flashing application as approved recommended and provided by roof membrane manufacturer.
