Renovation of a mixed-use development in Fort Collins, Colorado. Completed plans call for the renovation of a 15,800-square-foot educational facility.
For State Public Works C.R.S. 8-17-101 - Colorado labor shall be employed to perform at least 80% of the work. Colorado labor means any person who is a resident of the state of Colorado at the time of the Public Works project. Colorado State University (CSU) is soliciting bids from prequalified Roofing Contractors for the Flint Cancer Center Roof Replacement project. This is step two of a two-step process. The specifications and drawings will be distributed to prequalified roofing contractors only. The intent of this project is to replace approximately 15,800 gsf of existing EPDM roofing system with new adhered 60-mil TPO system. Roof drains to be flow tested and replaced as needed. In addition to roof replacement, new fall protection railings will be installed as indicated on drawings. Below is a list of all parties involved: The intent of this Section is to generally summarize the nature and extent of work to be performed without in any way limiting the specific requirements of the Contract Documents. The Contractor shall provide all labor, material, supplies, equipment, services, facilities, and appurtenances which are indicated or reasonably implied by the Drawings, or as specified, or that are required for the work described in the Contract Documents. Base Bid: 1. Demolition: a. Prior to commencing work, the Contractor shall flow test the existing drains in accordance with General Note G. Furnish and install new roof drains, clamping rings, and drain strainer baskets if the existing drains are damaged broken and/or heavily corroded. The Contractor shall engage the services of a licensed plumber for the repair or replacement of existing roof drains. All existing clamping rings and strainer baskets to be replaced with new. b. Roof Areas A-1, A-2 and A-3: 1) Remove and legally dispose of off-site (discard) the EPDM roofing system. The existing roofing system comprises 2-inch thick polyisocyanurate insulation, 1/2 -inch thick wood recovery board and EPDM membrane. c. Roof Area B-1: 1) Remove and legally dispose of off-site (discard) the existing EPDM roofing system. The existing roofing system comprises tapered polyisocyanurate insulation, 1/2 -inch thick gypsum cover board and EPDM membrane. d. Remove and discard existing sheet metal parapet copings and counter flashings in all areas. 2. New Construction: a. If areas of deteriorated/damaged metal decking are uncovered during demolition, the Contractor shall notify the Architect prior to proceeding with the work. b. CSU's HVAC contractor to lift and reset mechanical units for the installation of the new TPO roofing system. Roofing contractor shall coordinate work with CSU and furnish and install fire-rated wood blocking roof curbs to ensure sufficient flashing height of 12-inch minimum is provided. c. Retain the services of a licensed plumber to relocate one drain at Roof Area A-1 as noted on plan drawings. New cast iron drain piping shall be routed and connected to the existing lines. Coordinate exact location with WJE and CSU prior to cutting hole in the existing deck. Abandoned deck penetration shall be covered with 24 gauge sheet metal plate and fastened to the top flanges as indicated in detail drawings. d. At Roof Areas A-1, A-2, and A-3: Furnish and install a new adhered 60-mil TPO roofing system at the specified roof area, consisting of (from the existing metal deck up): 1) 1/2 -inch thick gypsum substrate board, self-adhered underlayment, one layer of 2.6-inch thick polyisocyanurate insulation mechanically fastened, one layer of 2.6-inch thick polyisocyanurate insulation adhered in low-rise foam adhesive, one layer of 1/2 inch thick high-density (HD) polyisocyanurate cover board adhered in low-rise foam adhesive, and adhered 60-mil TPO (color - white) e. At Roof Area B-1: Furnish and install a new adhered 60-mil TPO roofing system consisting of (from the existing concrete deck up): 1) One layer of 2-inch thick polyisocyanurate insulation adhered in low-rise foam adhesive, 1/4 -inch-per-foot polyisocyanurate tapered insulation adhered in low-rise foam adhesive, one layer of 1/2 -inch thick gypsum cover board adhered in low-rise foam adhesive and adhered 60-mil TPO (color - white). f. TPO membrane shall come with the manufacturer's protective film (Carlisle APEEL or similar) and 6-inch cover tape to achieve 100-percent coverage of the TPO surface and to guard the surface of the TPO from scuffs and dirt through-out duration of the work. Protective film shall be removed at the completion of the work. g. Furnish and install new tapered insulation crickets to direct water towards drains in all areas. Install insulation crickets at all roof curbs wider than 24-inches (upslope side of curb) and at other locations as necessary to create positive drainage. h. Furnish and install new drain clamping rings and cast iron strainer baskets. Paint the new strainer baskets brown (color approved by CSU). The Contractor shall engage the services of an owner approved plumber to raise the existing drain bowls as needed. i. Furnish and install fire-rated wood blocking along the parapet walls, roof edges, mechanical curbs, roof area divider curbs, expansion joint curbs, and all other locations indicated on Drawings as required to provide sufficient height (12-inches minimum) for the new TPO roofing system. j. Furnish and install new 24 gauge prefinished sheet metal copings (color to be approved by Owner). k. Furnish and install walkway protection around the full perimeter of powered or motorized equipment, at satellite receivers, at all access doorways and/or ladders, in front of electrical disconnects, and other access and high traffic points of any type. l. Furnish and install new fall protection railings at the locations as generally indicated on plan drawings. m. TPO Manufacturer's Warranty: 1) Manufacturer's No dollar limit (NDL) warranty: 20 years from the date of substantial completion (re: specifications). Manufacturer's warranty shall include a wind speed rider of 72 mph. n. Provide Owner with contractor's workmanship warranty covering the work for a period of 3 years from the date of substantial completion. o. Mock Up: At locations designated by WJE and as indicated on the drawings, the contractor shall perform mock-ups to demonstrate aesthetic affects and quality of materials and execution. Leave portions of work unfinished for observation by WJE. Contractor shall provide WJE 48-hours notice prior to execution of mock-up. 1) If WJE determines mock-up does not comply with requirements, modify mockup or construct new mock-up until mock-up is approved. Do not proceed with work until mock-up is approved. 2) Approved mock-up will be acceptance of standard for remainder of work. 3) Approved mock-up may become part of completed work if undisturbed at time of substantial completton. p. Alternate No. 1: Furnish and install 80-mil TPO at all roof areas in-lieu of 60-mil TPO. q. Alternate No. 2: Incremental added price to alternate #1 to furnish and install 135-mil fleeceback TPO at all roof areas in-lieu of 80-mil TPO. 135-mil fleeceback TPO shall be installed to the underlying substrate board with full splatter application of low-rise foam adhesive. Further a 30-year NDL warranty shall be provided. As such, 30-year detailing will be required in all areas in accordance with the manufacturer. Parapet walls, curbs, and all vertical surfaces to be flashed with 80-mil TPO membrane. Preference shall be given to Colorado resident bidders and for Colorado labor, as provided by law. Colorado State University (CSU) will receive bid submittals for consideration from prequalified Roofing Contractors for the CSU Flint Cancer Center Roof Replacement Project. The project will be delivered under a Design/Bid/Build delivery method. Flint Cancer Center Roof Replacement scope of services will include full Construction Contracting Services for the project specified during the process of construction and warranty period to the State as per the Advertisement for Bids. Specific tasks to be performed by the Contractor include those generally performed by the construction community where the Contractor is the prime vendor to the State. Contract Approval (projected) March 2023 Anticipated Construction Start April 26, 2023 Anticipated Construction Start/Finish June 21, 2023 Question Deadline 02/21/2023 at 5:00 PM MT
