The selected contractor for the build-to suit tenant space completion is expected to coordinate closely with the Tenant's chosen contractor, provided it is not you, to ensure seamless and integrated project delivery Shades Brewing - Evanston Roundhouse 1500 Main St., Section 4 Evanston, WY 82930 A. The project scope to be interpreted as the "Base Bid" includes, but is not limited to, the following: o Coordination and management of the build-to-suit tenant space completion (Gray Space), minus the specialty Tenant finishes and equipment installation (separate proposal by Tenant). o Collaboration with the Tenant and their chosen contractor for the interior finishes and specialty items to be completed. o Interior demolition and construction, as indicated in the drawings. o Completion of concrete slab and footings as specified, see S1.10. Entire existing Sec. 4 Tenant space does not contain a finished floor. The space is fully exposed to dirt with some required demolition of existing concrete trenches, see AD-00 D. o Installation of the Mechanical systems, as indicated in the drawings. o Installation of the Plumbing systems, as indicated in the drawings. o Installation of the Electrical systems, as indicated in the drawings. o All public restrooms as scheduled. o All Tenant specialty utilities stubbed to connection points at deemed locations. o Compliance with all applicable building codes and regulations. o Exterior work to include service yard and northern parking lot. Service yard to include; hydronic snow melt system, loading dock, overhead door, service door w/ glazing above, equipment pads, and dumpster screenage. B. Tenant Improvement Buildout (Grey Space). o The selected contractor will be responsible for the complete tenant improvement buildout of the designated space; grey space, taken to a white box finish as determined. Grey space finishes are complete finished spaces that have not been fully customized for the Tenant's operations. o Interior work includes, but is not limited to, minor interior demolition, interior wall framing, HVAC systems, below grade plumbing, plumbing stubs to deemed locations, overall electrical systems, electrical termination (J-Box) to Tenant fixture locations, finish spaces painted (white, unless noted otherwise), and other necessary improvements to transform the space into a fully functional brewery. C. Project Exclusion. o Tenant's specialty finishes. o Kitchen equipment, installation and hook-up. o Brewery equipment installation and hook-up.
