This request for bids is to furnish all material, equipment, supplies and labor necessary to demo cast iron drain work and replace with Schedule 40 PVC, provide and install three dehumidifiers, removal of countertops, removal of some base and upper cabinets. This shall also include replacing a small number of countertops and providing security screens in doors and a window wall to aid in ventilation. General Conditions 1) On-Site work shall be performed between contract award and June 1, 2023, unless an exception is granted by the Facilities Management Regional Manager. 2) All work shall comply with state-approved versions of the IBC, NEC, IMC standards, regulations, other applicable codes, manufacturer's recommendation, and best practices. Contractor is responsible for all permits and associated fees. 3) Only the Facilities Management Office can approve any alterations, modifications, or substitutions to the written scope, specifications, or requirements of the project. No additional work shall be authorized unless pre-approved by the Facilities Management Office. 4) Contractor shall keep the jobsite clean and safe and leave in a neat and tidy manner. 5) All color selections to be determined by the DOA Representative and approved by the Facilities Management Office. 6) All material substitutions must be pre-approved. 7) All materials shall be installed per manufacturer's recommendation and best practice. 8) All dimensions listed are approximate. Contractor is responsible for verifying actual dimensions prior to ordering any materials or bidding. No allowances shall be made due to any bidder neglecting to visit the site and verifying dimensions and conditions. 9) All bids over $100,000 shall include provisions for a payment bond in the amount of twenty-five percent (25%) of the contract price. General Scope of Work The contractor shall remove the glass section in two security doors and replace with a reinforced expanded metal to allow air return. The window wall adjoining, solid panels at the base shall be removed and replaced with same reinforced expanded metal as well. The cast iron drain work shall be removed and replaced with Schedule 40 PVC. All countertops shall be removed in sections at seems. Caution shall be taken not to break, drill, or saw cut other places due to asbestos being contained in the countertop. The contractor shall also provide and install three dehumidifiers at marked locations. The smallest shall be installed in the return in the return duct on marked air conditioner return duct. Description of Demolition or Associated Work 1.The contractor shall demo all sections of cast iron drain work from all bathroom fixtures on the second floor. This shall include the cast iron waste stack in the mop sink closet leaving two feet as a connection point for new plumbing. 2.The contractor shall demo two windows in security doors between the lab area and storage area. The doors shall be left in original condition for security. 3. The contractor shall demo five wood framed panels at the base of the window wall adjacent to the security doors. 4.The contractor shall demo all countertops in the lab and storage room behind the window wall. Caution shall be taken not to disturb countertop material as it contains asbestos. Countertops shall be dismantled in eight-foot sections at seams. No drilling or saw cutting shall be allowed. The countertops are installed in eight- and ten-foot sections and will be removed with extreme caution. After removal, countertops shall be disposed of per applicable regulations. 5.The contractor shall demo the base cabinets and upper cabinets from along two walls in the storage area. Cabinets for removal shall be clearly marked. 6.The contractor shall demo an add on section of duct work that extends in the small separately secured storage area at the back of the building. This shall be marked for demo and re-distribution of air.
