Site work and remodeling of a mixed-use development in McCormick, South Carolina. Working plans call for the remodel of a playground / park / athletic field; and for site work for a playground / park / athletic field.
As of May 1, 2023, bids received were not awarded as they were over the budget. SC Parks, Recreation, and Tourism is seeking qualified offerors to provide all materials, equipment and supplies necessary to renovate a current tackle shop building to an overnight stay accommodation at Hickory Knob State Park. Question Deadline 03/13/2023 at 5:00 PM ET The purpose of this solicitation is to acquire services and supplies or equipment complying with the enclosed description and/or specifications and conditions. [01-1005-1] SC Parks, Recreation, and Tourism is seeking qualified offerors to provide all materials, equipment and supplies necessary to renovate a current tackle shop building to an overnight stay accommodation at Hickory Knob State Park. Background Hickory Knob State Park Tackle Shop building was once a retail outlet for lake users with an apartment attached that included one bedroom, one bath, and a kitchenette. A stairwell in the apartment led down to the basement that contained the water heater and washer and dryer hookups. The facility had Two separate electrical services. One service served the tackle shop and one service served the apartment. The facility closed to the public in 2004 but continued to be used for park storage until 2019. The interior of the facility has had asbestos abatement completed and the interior has been stripped down to the studs by park staff. Scope of Work: Successful Contractor will be responsible for demolition, insulation, reframing, electrical, plumbing, and all equipment and labor to fully renovate the existing tackle shop/apartment into an overnight accommodation. 1. Contract must: a. Demo existing walls, windows and doors. b. Reframe per new floor plan including T1-11 to match exterior. c. Relocate electrical and plumbing provide service to outlets, water service, and drains as per locations on the provided drawing as required. d. Provide and install new wiring, switches and outlets. 24 outlet locations, 10 switch locations, e. Install new owner provided light fixtures and bath vent fan. f. Plumb/wire for owner provided demand water heater. g. Walls in rooms except bathrooms and behind kitchen cabinets to be finished with 1x8" pine shiplap. Contractor to provide. h. Add 2 rows of 2x4' continuous blocking for shiplap. i. Shiplap to be sealed with clear satin polyurethane - stain trim. j. Bathroom walls, ceilings and walls behind cabinets to receive 1/2 " moisture resistant drywall. k. Bath 1 to be ADA compliant l. Pine trim to match other rooms m. Drywall painted 2 coats ceiling white. n. Ceilings (except bathrooms) to be finished with 1x8 pine shiplap 1" pine trim. o. Shiplap to be sealed with satin polyurethane - stain trim p. Install new windows i. A 34x48 Double, vinyl clad, double hung, double pane low E glass ii. B 34x60 Double, vinyl clad, double hung, double pane Low E glass tempered iii. C 34x48 single, vinyl clad, double hung, double pane Low E glass q. Window and door casings to receive new 1x3" pine casing - stained r. New 1x4 pine base boards to be installed in all rooms and finished to match other casing finish. s. Install a vent free gas fireplace in living room area To be coordinated and selected/approved by owner t. Install owner provided plumbing fixtures: showers, bath, vanities, toilets, and fixtures and trim) Bath shower combo. u. All plumbing fixtures to be provided by owner v. Interior doors (4) to be 2 panel knotty pine units and finished with polyurethane w. New interior doors to receive oil rubbed bronze hardware and hinges. x. Exterior doors to be foam core steel pre-hung units. Install owner provided hardware. y. Install owner provided LVP and Tile. i. Total of 1144 square feet. 1. Tile in bathrooms approximately 198 sq ft. 2. LVP in all other rooms 946 sq ft. z. Coordinate sprinkler system installation with owner. This will be procured separately by Park. 2. Insulation: a. Install all insulation within cabin in floors, ceilings, windows per specifications below: b. Open cell foam insulation in walls (3.5'' nominal) c. Open cell foam insulation in ceilings (5'' nominal) d. Open cell foam insulation in floors (5'' nominal) e. Caulk/seal around doors and windows f. All insulation should be completed after has been completed and approved. Page 17 3. HVAC: a. Provide and install new 2- 1/2 ton 14 SEER split system heat pump equipment and duct work. b. New air handler and duct work to be installed in attic space of residence. c. Provide written 5 year parts and 1 year labor warranty on all new equipment. d. Contractor to connect equipment to owner provided disconnects using manufacturer's recommended sized THHN wiring in liquid tight conduit and connectors e. All ducts and diffusers shall be (sized per Manual J) f. Testing, balancing and startup of new equipment per manufacturers recommendations g. 2 ton 14 SEER Rheem heat pump using Puron refrigerant(R410A) with equipment pad. h. Air handler Rheem RH1P2417STAN with single speed, ECM motor installed in attic space on a new plywood platform. Contractor to provide. i. 7.2 KW electric strip heat j. Digital non-programmable thermostat and control wiring to be mounted On wall in living/dining space. k. Copper refrigerant piping and liquid line refrigerant system filter drier l. Condensate overflow drain pan with cutoff switch m. PVC condensate drain piping with armaflex insulation n. R-8 insulated, metal supply air trunk line ducts, R-8 flex supply air branch duct work (7' max run) , insulated ceiling boots and ceiling supply air diffusers (sized per Manual J) o. R-8 flex return duct and return air filter grille installed in ceiling. In Living/dining area ceiling
