Renovation of a multi-residential development in Monticello, Georgia. Completed plans call for the renovation of a multi-residential development.

Scope Of Work shall consist of Roofing Replacement and Improvements along with the removal and Up Grade of Drip Edges, Flashings, Vents and Caps on Four (4) Sites, at Thirty-Four (34) Buildings Housing Fifty-Eight (58) Apartments and One (1) Management/Maintenance Building. The work covered in this specification includes the furnishing of all labor, material, equipment, services, supervision, and installation of all work, requisite for the construction of Capital Fund Programs, Housing Authority of the City of Monticello, Georgia, Roofing Replacement And Improvements, Developments Monticello GA203001A & GA203001B, Monticello GA203002A & GA203002B, Monticello, Georgia, all as shown on Drawings as herein specified or as may be directed by the Housing Authority. A. This section will determine cash allowances to be included in the Base Bid and Contract Sum. Contractor shall coordinate allowance with related Scope of Work, to ensure that selection is completely integrated and interfaced with adjacent work and time sequences. Requirements for allowances are indicated in the bid documents and described in this and related sections. The following form and a portion of the Form of Bid indicate estimated unit of measurement for each allowance. The cost per unit of measurement shall be determined by each Contractor and indicated in the appropriate blanks of the form and submitted along with each bid package. The cost per unit of measure shall include all field related demolition labor cost, unit material cost, material installation cost, taxes, insurance, bond and overhead. B. In addition to the amount of each unit of measurement cost, the Contractor shall include in Base Bid the costs for office and field coordination of the work covered by the allowance. C. The difference in the allowance and the final adjusted cost for actual work performed shall be incorporated into the Contract by Change Order. A weatherproof elastomer used in filling and sealing joints, having properties of adhesion, cohesion, extensibility under tension, compressibility and recovery; shall be designed to make joints air and watertight. Material is designed generally for application to joints at exterior of structures and for other joints subject to movement. 2. Caulking compound: A material used in filling joints and seams, having properties of adhesion and cohesion; shall not be required to have extensibility and recovery properties, usually applied to joints at interior of structures. 3. Caulk: The process of filling joints, without regard to type of material. 4. Joint failure: A caulked joint exhibiting one or more of the following characteristics: a. Leaks air and/or water. b. Sealant migrates. c. Sealant loses adhesion. d. Sealant loses cohesion. e. Sealant does not cure. f. Sealant discolors. g. Sealant stains adjacent work. h. Sealant develops bubbles, air pockets or voids. A certified check or bank draft, payable to the Housing Authority of the City of Monticello, Georgia, U. S. Government bonds or a satisfactory bid bond executed by the bidder and acceptable sureties in an amount equal to five (5%) percent of the bid shall be submitted with each Bid. Each bidder shall submit with Bid a Statement of Bidder's Construction Experience and Previous Participation Certificate (HUD-2530), and Representations, Certificates, and Other Statements of Bidders (HUD5369-A). The successful bidder will be required to furnish and pay for satisfactory performance and payment bond or bonds. Attention is called to the provision for Davis Bacon/Section 3 equal employment opportunity, and payment of not less than the minimum salaries and wages as set forth in the General Conditions must be paid and reported on this project. Further the Project is funded through Capital Fund Programs mandating the Buy American, job status reporting and Federal Acquisition Regulation (FAR) FAR E-Verify Clause: 48 C.F.R. 52.222-54 all employees are citizens and/or legal workers in United States requirements. The Local Authority reserves the right to reject any or all bids or waive any informality in the bidding. All prospective bidders are urged to visit the site and familiarize themselves with job conditions. No bids shall be withdrawn for a period of sixty (60) days subsequent to the opening of bids without the consent of the Housing Authority of the City of Monticello, Georgia.
