THE BOARD OF COUNTY COMMISSIONERS, PICKAWAY COUNTY, OHIO will be ac- cepting sealed bids for the project shown below for the project referred to as ROOF REPAIR FOR PICKAWAY COUNTY JAIL GARAGE. Bids will be taken for the following Prime Contracts or combinations thereof, as described and shown in the Contract Documents:7A - Roofing Each bid shall contain the full name of each person and company interested therein and shall be accompanied by 1) a bid guaranty and contract bond in the full amount of the bid tendered or 2) a certified check, or cashier's check in an amount equal to ten percent (10%) of the bid tendered. Either of these shall serve as a guarantee that, if the award is made to the bidder, he will enter into a proper contract. The successful bidder will be required to furnish a satisfac- tory performance bond for one hundred percent (100%) of the contract price upon execution of the contract. All such bonds, certified checks and cashier's checks shall be made payable to the Owner, BOARD OF COUNTY COMMISSIONERS, PICKAWAY COUNTY, OHIO. The Minimum Wage to be paid shall be in accordance with the "Schedule of Prevailing Hourly Wage Rate" ascertained and determined by the Ohio Department of Industrial Compliance. No bid shall be considered unless made on the forms available at the office of the project Architect and in accordance with the Contract Documents which consist of all advertisements, instructions to bidders, specifications and drawings, bid form of contract agreement, bid and performance bond, schedule of wage rates, and all addenda thereto, all of which are available upon request. Should any bid be rejected, the Bid Bond will be returned forthwith to the bidder, and, should any bid be accepted, the Bid Bond will be returned upon proper execution of a contract agree-ment No bid may be withdrawn for a period of thirty (30) days minimum after the scheduled closing time for the receipt of the bids. The attention of bidders is called to statutory requirements of the State of Ohio relating to the licensing of corporations organized under the laws of any other state; signing of a Non-collu- sion Affidavit and Personal Property Statement and their return with the bid. Bids are to be clearly marked on the outside of the envelope in the lower left hand corner as follows: "ROOF REPAIR FOR PICKAWAY COUNTY JAIL GARAGE". The OWNER intends to accept the lowest and most responsible bids (bidders) for the project, and reserves the right to reject any and all or parts of any and all bids. The Owner will consider combination bids as part of determining the lowest most responsible bids. 1. The following general description of the work is intended to be an aid to the prospective bidder and is not intended to comprise a complete description of all work required. The Work includes all work indicated or implied by the Contract Documents, which includes the Drawings, this Project Manual, the Contract, all Addenda, executed Change Orders, or other amendments to the Contract. 2. The Project consists of a Roof Repair for Pickaway County Jail Garage as shown on Contract Documents prepared by WDC Group, dated March 2, 2023. 3. The Work consists of replacing the existing roof with new roof. Existing roof materials shall be removed. Tear off the existing EPDM roof and Polyisocyanurate insulation to the metal deck. A line item should be included on the contractor's bid form for a cost per square foot for metal deck overlay and replacement. All wood nailer replacement cost should be included in bid to meet new roofing height and replacing degraded wood at eave. 2. The contractor is to raise any low projection curbs that do not meet the NRCA recommended 8" height requirements above the new roof's projected surface. This should be factored into the contractor's base bid. Contractor to remove any abandoned units and vents. 3. Mechanically attach 2 layers of staggered 2.2 Polyisocyanurate insulation according to manufacturer wind uplift for 120 mph wind uplift. Install 1/2 " Densdeck primed 4'x4' board in manufacturer approved insulation adhesive to meet and exceed 120 mph wind uplift. All must meet NRCA guidelines and manufacturer 120 mph wind uplift. 4. Adhere a 60 mil KEE (ASTM D6754) in manufacturer's approved adhesive to the Densdeck Prime. 5. Run KEE membrane out over the wood nailers and nail off every 4 inches on center. Wood nailer must be completely covered by a minimum of 2 inches. 6. Install all, lead flashings, pitch pockets, counter flashings, and sheet metal accessories as specified in Section 07550 and Section 07600. Install new 8"x8"x8" commercial grade gutter with hangar 7. At minimum of 36 inches on center and of minimum 22 gauge or 0.050 materials. Install new 5'x5' downspouts 8. Terminate all flashings with termination bar set in butyl, fastening termination bar every 6" on center and caulking top edge with manufacturer approved sealant. At copings install slip flashing to the coping to cover the termination bar and at walls install surface mount counterflashing above termination bar and caulk. 9. A line item add to install new ANSI SPRI ES-1 building code compliant coping caps or RMer Force metal edge that shall be covered under the roofing warranty by the roofing material manufacturer approved for total system roofing warranty. 10. Clean up all debris and damage done to grounds, building and roof top (if any).
