Renovation of an educational facility in Richmond, Virginia. Working plans call for the renovation of a 12-square-foot educational facility.

Johnson Hall Repositioning Project Question Deadline 03/20/2023 at 4:00 PM ET Questions concerning this RFQ must be received via email n Johnson Hall is a 12-story brick building originally constructed as private apartments and later reconfigured as student housing. Built in 1915, Johnson Hall is the oldest residence hall on the campus and was identified as a candidate for renovations and decompression in the 2014 Housing Master Plan. In November 2021, VCU was unexpectedly forced to close Johnson Hall due to elevated humidity and moisture levels in the building, and more than 400 first-year students were relocated to other VCU residence halls, off-campus apartments, and a hotel for the duration of the fall term. The building is in the Monroe Park Historic District. Appendix A is the National Park Service Nomination Form and is listed as 26 North Laurel Street. When in operations, Johnson housed approximately 518 students -- primarily first-year students -- in a coeducational environment with each floor designated for only male or female residents. The residence hall offers a community atmosphere and includes complete laundry facilities on each floor, student bedrooms, community space for social and educational functions, vending machines and video games. Additional services include a fulltime housekeeping staff responsible for public areas and 24-hour security staff. VCU desires to perform a comprehensive renovation of the building, including new MEP systems and reconfigured student residences for first-year students. The University engaged Hanbury to provide two feasibility studies: an interim plan study and a full scope renovation study (the "Hanbury Report"). A copy of the Hanbury Report and its recommendation is included in Appendix A. Offeror(s) should note that the Hanbury Report is a reference point for VCU's initial assessments of the estimated costs, methods, and timing of renovation options for Johnson Hall. More information about the school's program goals and requirements will be included in the RFP. In addition, the University prefers a comprehensive / full scope renovation; however, the University is interested in feedback from Offerors for the best value to VCU and its students
