Renovation of a multi-residential development in Hill City, Minnesota. Completed plans call for the renovation of a multi-residential development.

For the furnishing of all labor, materials, tools, equipment, and services necessary for the Fire Alarm, Fire Doors, & Entrance Doors Replacement Project including all associated work required to install / repair same as shown in bid documents. It is the Housing and Redevelopment Authority's intention to award a single prime contract to the lowest combined bid for the project listed above as well for the same scope project at the Housing & Redevelopment Authority of Aitkin Countys Pioneer Villa Apartments., based on available funding. The projects construction start is anticipated to be in mid summer 2023. It is the Bidders responsibility to inquire as to the addenda issued. A certified check or bank draft, payable to the order of the Housing & Redevelopment Authority of Aitkin County, negotiable U.S. Government Bonds (at par value) or a satisfactory bid bond executed by the Bidder(s) and an acceptable surety, in the amount of five percent (5%) of the total bid, must be submitted with each bid. No less than minimum salaries and wages set forth in the contract documents must be paid on this project (DavisBacon). Contractors must take affirmative action to ensure that employees and applicants for employment are not discriminated against because of race, color, creed, religion, national origin, sex, marital status, age, sexual orientation, disability, familial status or status with regard to public assistance. HUD, Section 3 Compliance & Documentation are required on this project as stipulated in the Bid Documents and HUD Standards. Successful bidders must furnish and pay for satisfactory performance and payment bonds, in the penal sum of the full amount of the contract awarded. The Housing & Redevelopment Authority of Aitkin County reserves the right to reject any or all bids, to waive any informalities in the bidding and to award the contract to the lowest responsible bidder. 1. INSTALLATION OF NEW FIRE ALARM SYSTEM AND REMOVAL OF EXISTING UPON COMPLETION OF INSTALLATION OF NEW. 2. REPLACEMENT OF MECHANICAL ROOM SPRINKLER HEADS. 3. REPLACEMENT OF ALL INTERIOR COMMON AREA FIRE DOORS, FRAMES, HARDWARE, AND ALL RELATED COMPONENTS. 4. REMODEL OF THE EXISTING ENTRY VESTIBULE. 5. BID ALTERNATES SHALL INCLUDE: 5.1. ALTERNATE ADD #1: REPLACE THE COMMUNITY ROOM PATIO DOOR AND WINDOW SYSTEM AND ALL RELATED COMPONENTS. 5.2. ALTERNATE DEDUCT #2: REUSE EXISTING DOOR AND WINDOW FRAMING AND GLAZING AND ONLY REPLACE DOOR AND RELATED COMPONENTS AT COMMUNITY ROOM AND STUDY ROOM. 5.3. ALTERNATE DEDUCT #3: REUSE EXISTING DOOR AND WINDOW FRAMING AND ONLY REPLACE DOOR, GLAZING, AND ALL RELATED COMPONENTS AT COMMUNITY ROOM AND STUDY ROOM. 5.4. ALTERNATE ADD #4: REPLACE ALL TENANT UNIT ENTRY DOORS, FRAME, HARDWARE, AND ALL RELATED COMPONENTS. 6. RESIDUAL WORK AS REQUIRED FOR A COMPLETE PROJECT. Question Deadline 04/06/2023 Any prospective bidder desiring an explanation or interpretation of the solicitation, specifications, drawings, etc., must request it at least 7 days before the scheduled time for bid opening. Requests may be oral or written. Oral requests must be confirmed in writing. The Project consists of primarily the replacement of the existing fire alarms and doors located inside the building A. Installation of new fire alarm system and removal of existing upon completion of installation of new. B. Replacement of mechanical room sprinkler heads. C. Replacement of all interior common area fire doors, frame, hardware, and all related components as part of the base bid. D. Remodel of existing entry vestibule as part of base bid. E. Bid alternates shall include the following: 1. Add to replace the Community room patio door and window system and all related components. 2. Deduct to reuse existing door and window framing and glazing and only replace door and related components at Community room and Study room. 3. Deduct to reuse existing door and window framing and only replace door, glazing and all related components at Community room and Study room. 4. Add to replace all Tenant Unit entry doors, frames, hardware and all related components. F. Residual work such as cutting and patching and construction damage repair.
