The work consists of various residential improvements, including but not limited to, plumbing, carpentry, flooring, doors, windows, updating lighting and electrical components, exterior stucco patch, drywall, paint interior and exterior, fence repair, roof repair, HVAC, and other appurtenant work as directed by Metropolitan's representative based on time and materials. N-4 Metropolitan expects to award a construction contract on a basis of California Prevailing Wage plus the Contractor's markup for time, materials, and equipment. The initial contract will be a not-to-exceed amount of $250,000. However, Metropolitan may issue a change to the contract regarding the number of homes and scope of work, and/or total amount payable.
