Renovation of a municipal facility in Norman, Oklahoma. Completed plans call for the renovation of a municipal facility.

Interior renovation and limited exterior renovation of the existing "Building C", 18851 gross SF building to house Human Resources and Information Technology Offices. Bid Package #01. Work includes: Demolition, Concrete, Masonry, Steel, Millwork, Roofing, Joint Sealants, EIFS, Door Assemblies, Glass & Glazing, Gypsum Assemblies, Flooring & Wall Tile, Painting, Specialties, Window Treatments, Canopies, Fire Suppression, Plumbing, HVAC, Electrical, Audio Visual, Structured Cabling, Fire Alarm, Access Control & Security, Site Concrete, Landscaping and Site Utilities. All questions shall be furnished in writing via email to: Justin Lockwood jlockwood@crossland.com **Attention to the following bid requirements: Complete, sign and include Attachments A, B, C, D, E, F & G found at the end of this bid package document along with your bid form with your sealed bid. Cashier's check, certified check, or Surety Bid Bond for 5% of Base Bid required for all bids over $50,000. Performance, payment, and maintenance bonds will be required by the lowest responsible bidder for any bid over $50,000. These costs are to be included in your bid amount. 2A Demolition - 1) Protect existing conditions prior to the start of any demolition and through entirety of scope. 2) Include selective demolition of the existing building, inclusive of all contents shown to be demolished, including but not limited to; coffered ceiling tiles and support systems; partitions, doors & frames, millwork, built-in millwork sinks and faucets, all window types indicated, overhead coiling doors, drive thru canopy, all flooring types indicated, trash dispensers, signage, wood hand rails, grab bars, wall tile at new fur out, plastic laminate tops, backsplashes, countertops and mirrors. 3) Coordinate with CM and owner removal of doors & hardware, equipment & furniture, shredder, fire extinguisher & cabinet, and existing plumbing fixtures, toilet accessories, partitions & millwork to be saved for reuse. 4) Removal of exterior wall mounted light fixtures and signage. 5) Layout and confirm all termination/transitionary cuts in partitions, millwork, tile, cmu and concrete with CM prior to demo. Cuts should be made in a clean and workman like manner. Score around items to be removed on drywall and other finishes to remain as required to prevent damage. 6) Saw cutting and removal of pavements, sidewalks, concrete planters, and curbs. 7) Sawcut and remove to the existing door. 8) Remove abandoned lock boxes. 9) Remove existing drive-thru canopy, transaction window, and night depository box. 10) Remove additional brick 8" beyond transaction window opening to allow new weather barrier to be coped into existing system 11) Demo and remove all existing masonry pavers at exterior of entry. 12) Remove portion of existing masonry to allow for bracing of entry structure back to existing CMU. 13) Demo existing masonry as required for new sprinkler room door. 3A Concrete - Site Concrete 2) All building and site concrete complete. Include doweling, reinforcing and vapor barrier. 3) Removal of concrete planter. 4) New concrete sidewalk to new sprinkler room. 5) Concrete at new entry element. 6) Helical pier installation complete and delegated design and engineering complete. 7) Water stops and waterproofing required in concrete forming. 8) Equipment pads. 9) Include all reinforcing, forming, and pouring of foundations, grade beams and slab on grade. 10) Slab on grade vapor barrier and ag base. 11) Provide sod removal, excavation, and sub grade preparation for slab on grade. 12) Doweling into existing slabs and footings. 13) Column Blockouts. 14) Pour back of all saw cut trenches. Include reinforcing, doweling and reinstallation/repair of vapor barrier at saw cut trenches. MEP trench backfill, aggregate and compaction by others. 15) Perform all excavation, sub grade preparation for new site concrete items. Include backfilling around new concrete scope items. Haul off any excess materials. 16) Fill holes where concrete post were removed with new concrete. 17) Pour new concrete sidewalk to align with all existing and entry. 4A Masonry - 1) Infill existing night deposit & transaction window with masonry to match existing. 2) Power wash all existing masonry. 3) Repair any damaged masonry from signage removal. 4) Brick veneer removal and replacement as necessary for lintel support installation. 5) Installation and grouting of frames installed in existing CMU/Masonry Walls. 6) Infill/patching of masonry at all indicated locations. Demo subcontractor to provide salvaged masonry in a location specified by the CM. This trade contractor to provide additional separating, cleaning removal of grout from existing brick for reuse. 7) Patch light fixtures that were removed and not replaced to match adjacent finishes. 5A Structural Steel- 1) Provide and install structural steel complete. Including but not limited to HSS members, anchor bolts, baseplates, canopy support tubes, beams, bracing tubes, post columns, roof decking, cap plates, C-Channels, angles, plate steel and gusset plates. 2) Provide and install steel reinforcing/lintels at existing masonry openings. 3) Provide epoxy anchoring of posts and beams against CMU and grout as indicated. 4) Fabricate and erect all entry and parapet steel members. 5) Provide grouting of base plates and bond breaker materials against concrete pour backs. 6A Architectural Millwork and Casework - 1) Trade Contractor is to furnish and install all standing trim, crown, running trim, wood paneling, flat veneer panels, panel molds, base molds, wood caps, casings, chair rail, counter tops, back splashes, plastic laminate, melamine, quartz, solid surfacing, staining, and finishing of all woodwork. Include all shimming, anchors, shop finishing and caulking of all woodwork. Provide plywood furring, reveals and attachment hardware for wood paneling. Provide blocking for wood base. 2) Millwork complete. Include all shelving, cabinets, drawers, hinges, silencers, countertop grommets, trash grommets, pullout trash cans, pulls, hardware, glass integral with millwork and countertop support brackets. 3) Re-install quarts counters removed during demolition including recaulking top/splash joint. 4) Provide recessed standards in printshop millwork. 5) Adjustable shelving. 6) Verify Dimensions of owner's equipment prior to construction and verify and required clearances. 7) Provide silicone silencer pads and Doug Mockett dp55A or equal, typical. 8) Seal plastic laminate and courts counter splash/counter/wall joints with clear silicone. 9) Provide 5mm holes in bulkheads for shelves- provide supports at each shelf. 10) Provide heavy-duty recessed metal shelf standards and shelf supports in all print shop millwork. 11) Provide heavy-duty self-closing concealed 120-degree European hinges - blum or equal. 12) Provide clear silicone silencer pads on all doors and drawers. 13) Provide table legs. 14) Install corner supports on all unsupported counter tops. 15) Construct all based to maintain finished heights (including countertops) for all cabinets. 16) New PLAM at all at sink locations. 17) Built-in light table at print shop. 18) 24X24 light table with frosted acrylic top at printshop.
