The North Carolina Department of Health and Human Services (DHHS), Division of Property and Construction, located in Raleigh, NC, is seeking Vendor proposals for elevator inspection, preventative maintenance, and repair services for twenty-eight (28) six (26) passenger/freight elevators located in several of the agency buildings and tenant activities on the Dorothea Dix and Governor Morehead School Campus. The State reserves the option to add new elevators or delete elevators no longer in service from this contract with a thirty (30) day written notification to the Vendor. The State does not guarantee any minimum or maximum number of elevators or amount of work for this contract. DHHS requires a turn-key elevator inspection, preventative maintenance, and repair program, as specified in this IFB, including all labor, parts, tools, transportation, materials and other miscellaneous administrative expenses. i. Inspection services shall include the inspections specified within this IFB and shall be provided in accordance with industry standard elevator inspection and maintenance practices as required to maintain safe, efficient, and satisfactory performance levels for all elevators at all times. ii. Preventative maintenance services shall be conducted on a monthly basis unless noted otherwise and shall include, but not be limited to, routine cleaning, all inspections, adjustments, repairs, replacement of parts, and regular and emergency call backs as necessary to correct existing defects and maintain all elevators in a safe and efficient operating condition that is satisfactory to the State, and in accordance with manufacturer's performance specifications for each initially installed elevator. Additional services required are tuning and adjusting of control systems, hatch cleaning, safety tests, and governor tests, to ensure that the equipment is in safe, efficient, and satisfactory operating condition at all times.
