The City of Greenville is seeking qualifications and proposals from vendors interested and able to provide design/build services for the full turnkey renovation of an existing community center building commonly known as the Nicholtown Community Center and the associated site, which is owned by the City. Deadline for questions or clarifications: 2:00 p.m. et, april 27, 2023 1) Building Improvements: i. Full Renovation and substantial reconfiguration ofthe entire 6,048 square foot building interior for continued use as a community center. This includes all spaces: offices, kitchen, multipurpose rooms, computer lab/media room, restrooms, storage, corridors, etc. ii. Integration or building addition(s)for a new entrance and/or overall aesthetic upgrade to the facility. iii. Building Envelope upgrade, replacement, rehabilitation, and/or repair 1. The current roofing system and roofing accessories will at minimum require some repair. All repair work or modification must be completed in compliance with the existing warranty. If full or partial roof restoration is deemed necessary, the selected technique should include a 20-year manufacturer's warranty. The final executed strategy must be approved by the City. (Current roof replaced in 2014 with GAF warranty through 2034.) 2. Replacement of existing fenestration as well as installation of additional fenestration throughout. 3. Masonry evaluation and repair as necessary. iv. Building mechanical, electrical, plumbing, and Fire Protection replacement and relocation v.
