Renovation of an educational facility in Berkeley, California. Conceptual plans call for the renovation of a educational facility.

Qualification Documents will be available on April 4, 2023 at 5:00 PM. Project numbers 12828A is the Dwinelle Hall project, 12829A is the McCone Hall project and 12872A is the Gilman Hall project. This design RFQ is considered a packaged issuance because of the design readiness to compile a permit package and common scope of work synergies, being a MEP application. o The MEP engineers will validate the existing conditions before engineering begins, specifically, but not limited to, ductwork arrangements, power distribution, equipment modifications vs. MEP equipment schedules, fans, building automation infrastructure and associated control logic. o While Deferred Maintenance (DM) scope is focused as "replaced in kind", the Engineer of Record (EOR) will validate the building HVAC load profile vs. existing air and hydronics distribution to ensure the associated equipment is right-sized from an energy perspective. If required, additional test and balance (TAB) surveys shall be conducted to verify the air and water flows, temperatures and pressure relationships. o A basis of design (BOD) shall be drafted and issued to confirm the design criteria, engineering scope boundaries, design assumptions and stakeholder confirmations. o Given the scale of the project, three (3) engineering packages shall be issued for schematic design (BOD), design development and permit package / CD sets. Given the Deferred Maintenance (DM) UCOP deadlines, these projects shall start simultaneously and the selected engineering firm must have the available manpower to complete (3) projects concurrently and maintain the design schedule. o The Preliminary Design Schedules is as follows: SB/BOD - 4 weeks DD - 8 weeks CD - 8 weeks o Meet with Berkeley Campus stakeholders, such as Facilities Services Personnel, Energy Office, EMS / Controls, Campus Fire Marshal and Building Managers, to determine known issues with the building HVAC systems and related controls. o MEP assessment and respective reports are enclosed as RFQ exhibits. Therefore, additional surveys, etc. are considered non-applicable. These MEP assessment reports are considered approved by the stakeholders to determine Day 1 vs. Day 2" scope of work, using Target Value Design (TVD) principles. o The Gilman Hall engineering charter is building cooling systems. A MEP study wasn't required for this facility. o Associated with this request for qualifications are links to the following documents that contain background materials for the project: o McCone Hall Final Report o Dwinelle Hall Report Questions about this RFQ or the project should be submitted using Building Connected by using the 'Message' Tab no later than 3:00 PM PST on April 18, 2023. The method of Contractor Selection has not been Determined at this time. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
