CONSTRUCTION COST RANGE: $475,000 to $677,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Question Deadline 05/13/2023 at 2:00 PM ET Submit substitution requests to Amanda Matlock of The BEE Group, amandam@thebeegroup.org Base Bid work includes various building envelope repairs/modifications to include the following: 1. Completely clean all exterior surfaces using environmentally friendly cleaners, steam and low pressure washing. Work must be completed on weekends and/or holiday/breaks. 2. Remove existing and provide new weather stripping and door sweeps (in kind) for all exterior doors. 3. Completely remove and replace all exterior sealant joints at cast stone copings, stucco wall penetrations, wall terminations, and wall transitions. 4. Remove and replace two select sets of windows with new raised sill condition, including standing seam copper roof replacement and new interior conditions/finishes. Two window locations noted on drawings. 5. Remove and replace two select areas of low-sloped, standing seam copperroofs with raised curb condition of the two select sets of windows noted in item 4 above. 6. Completely remove exterior gaskets/sealants and provide new wet seal/wetglaze to all fenestrations (with glass) including sloped glazing units (skylights) but excluding curtainwall/structural glazing at front elevation. a. Sealants at perimeter of curtain walls/structural glazing terminations are included. 7. Precast "stone" panel sealant joints, remove, prepare, and prime joint conditions for new sealant joint per detail. 8. Cut away, modify to bring flush with wall finish surface all penetrations, completely reseal all wall penetrations less than 2 inches (square or diameter) and provide sheet metal closures at all larger penetrations such as supports, duct penetrations, etc. 9. Remove louvers, provide sill flashing and sheet metal closures at head and jambs, and reinstall, and miscellaneous modifications to penetrations thru exterior wall surfaces. a. Architectural screen wall on roof not in this scope. 10. Preparation, priming, and painting of structural steel and handrails at plaza roof and balconies. 11. Clean out all gutters, built-in-gutters and downspouts, provide beehive strainer at each downspout and overflow at grade where downspouts tie into storm drainage. Alternate Number 1 work includes select repairs to the two-coat elastomeric system and the underlying hybrid stucco. 1. Remove all lettering, signage, fire alarm equipment, telecommunications equipment, sheet metal flashings, etc. to provide a complete repair/recoat and then reinstall. 2. Cut away, modify to bring flush with wall finish surface all penetrations, completely reseal all wall penetrations less than 2 inches (square or diameter) and provide sheet metal closures at all larger penetrations such as supports, duct penetrations, etc. 3. Stucco parge/hybrid coat repairs and recoat where noted on elevations. Areas indicated and unit price quantity listed included in Alternate Number 1. 4. Replace sealants around all fenestrations and at all existing penetrations, terminations, and transitions. 5. Wet seal all glass fenestrations for areas of Alternate Number 1 per elevations. Alternate Number 2 work includes select roof repairs, modifications, and interior repairs at leak locations. 1. Complete select roof repairs and modifications identified on roof repair plan. a. Clean all debris and algae from roof surfaces with steam and low pressure. b. Complete repairs to base flashings and roof membrane flashings. c. Provide roof drain repairs and PMMA flashing at each drain. Upon completion of all work, flood test (two-tiered) each drain. 2. Roof repairs/modifications noted on Sheet R101. 3. Interior finish repairs at select leak locations noted on drawings. 4. Expansion joint modifications/repairs of roof level between JC Long/Tate. 5. Interior repairs to various surfaces on drawings (sheetrock, plaster, ceiling tile and painting). 6. See notes on Sheet W101, notes on Existing Elevations, and Roof Series drawings. Completion- 140 Calendar Days
