The City of Brookhaven is seeking a qualified contractor to install a new HVAC system at the previous public safety building. The current HVAC system is failing and beyond its expected life. Project Description: The Contractor shall provide the necessary machinery, tools, apparatus, other means of construction, and all materials and labor specified in the Contract Documents or as necessary to complete the replacement of the HVAC system as designated within this contract. Unless otherwise directed, all work performed shall be in accordance with the Georgia Department of Transportation Standard Specifications, Construction of Transportation Systems (current edition). All materials used in the process of completion of the work included in the Contract will be furnished from Georgia Department of Transportation certified suppliers only. There is no City furnished equipment to be installed by the Contractor. Project Scope: 2023 HVAC Replacement: The HVAC system at the previous public safety building is failing and beyond its expected life. In 2023 this building is scheduled to be completely renovated and become the new City of Brookhaven Public Development Building housing the city's Community Development and Public Works departments. Due to the long lead time required to obtain equipment this portion of the renovation has been broken out as a separate project so equipment can be ordered and received in a timely manner. Project Scope shall include the following: HVAC REPLACEMENT - o Recover existing refrigerant and dispose of per EPA requirements. o Furnish labor and materials to demo, remove, and dispose of (2) 10-ton condensers, (2) 20- ton air handlers, and (1) 5-ton supplemental split system. o Furnish and install (1) a new 40-ton Carrier air cooled chiller to be mounted on the roof. o Furnish and install (2) new 20-ton Carrier air handlers complete with filter, coil, and blower sections. Air handlers will be installed on the 2 nd floor of the building, one serving the 2 nd floor and the other serving the 1 st floor. o Furnish and install new pressure damper/airflow assemblies for (26) PIU/VAV boxes, (13) on the 1 st floor and (13) on the 2 nd floor. o Furnish and install all plumbing and chilled water lines to connect the new roof mounted chiller to the (2) new AHUs. This shall include all required pressure and temperature gauges, drain and air vents, and insulation on water lines. o Install new electrical disconnects and service as needed for the new equipment. o Furnish, Install and startup new net controls system for the chiller, AHUs, and terminal units. o Furnish startup and test and balance report. o Provide permitting. o Clean up work area. o Pressure Test, Charge, and Startup new system
