Construction Manager Services Statement of Qualifications for the Sustainable Engineering Laboratories Building (SEL) on the UMass Amherst Campus. Scope includes a new 78,000 gsf bldg. w/Experimental & Computational Research Laboratories, Centers + Institutes, Office and Research Write-Up, Learning Commons and instructional space. The current Project schedule anticipates that some early work may commence by the Summer of 2024, with main package construction beginning in October of 2024. Substantial Completion of the entire project, including commissioning and FF&E installation is expected to occur no later than July of 2026, and the University expects to occupy the facilities no later than August of 2026. The CM shall be responsible for complete construction management services for all phases of the Project. The specific work to be performed by the CM includes both Pre-Construction Phase and Construction Phase services. The nature of the work in each of the phases is substantially different. At each phase, the Authority in its sole discretion shall determine whether to proceed to the next phase or terminate Construction Management services on the Project. A definitive scope of services will be included in the RFP to be issued by the Authority with respect to the Project. It is anticipated that the services described in Sections 3.4 and 3.5 will be required. Throughout all phases of the Project, the CM will be responsible for working closely and cooperatively with the Authority, the OPM, the Architect, and the University to effect a highquality new construction project that meets the needs of the Authority
