This Request for Qualifications is for the purpose of selecting an Architect for Design, bidding and Construction Administration Services for the Pacific Tower Seattle Central College Tenant Improvement Project, located on the 7th floor at 1200 12th Ave S, Seattle, WA. This scope of work includes design, bidding and construction administration services. Seattle Central College will remodel Suite 701 at the Health Education Center at Pacific Tower. This project encompasses 4,780 square feet and will add capacity for two classrooms, one Medical Assistant Lab and appropriate storage and support spaces. Seattle Central College is the primary subtenant of 87,000 square feet at Pacific Tower. As such, the College holds a first right of refusal to space that becomes available. The Pacific Tower is a 16 story, building with a total floor area of 259,703 square feet. The building was completed in 1932. In 2013, the state of Washington agreed to a 30-year lease of 13 floors. Seattle Central College subleases six floors for its Health Education Center. The preliminary Maximum Allowable Construction Cost (MACC) for this project is $2,064,960. This Project is pending funding for Design Services and Construction within the 2023-2025 biennium. 10% Minority Owned Business certified by the Washington State Office of Minority and Women Business Enterprises 6%, Women Owned Business certified by the Washington State Office of Minority and Women Business Enterprises 5% Veteran Owned Business certified by the Washington State Department of Veterans Affairs 5% Washington Small Businesses self-identified in the Washington Electronic Business Solution The state also reserves the right to terminate negotiations with the successful most-highly qualified firm if mutual agreement is unachievable. The state may at its discretion enter into negotiations with the next highly qualified firm determined as a result of this selection process; or conduct a new selection process for the procurement of services necessary to complete this project.
