Renovation of a municipal facility in Ottawa, Ontario. Completed plans call for the renovation of a municipal facility.

The aim of this project is to prepare the 12th floor of the South Tower section for a tenant relocation by selective replacement/repair of flooring, repairs and the painting/repainting/patching of vertical surfaces. The area includes the entire South tower floor plate, including all office, storage, wiring and electrical room and is approximately 2500 square meters of mostly open space with about 20 offices, storage, and board rooms. The floors are mostly carpet tiles with very small portions of VCT on a concrete floor; the walls are typically 8 foot height and a combination of plaster, drywall and vinyl clad "PC350" gypsum panels as well as metal heater cabinets under windows; there are a few dozen floor mounted electrical outlets. The existing carpet needs to be inspected and the consultant shall determine if it is better to do localized replacement or re-use of carpet tiles based on its existing condition. After any removal of carpet, the existing condition of substrate shall be assessed before application of new carpet tile. Existing removed carpet to be disposed and recycled as required by environmental legislations and standards while providing proof certification. Baseboards consist of varying colours and should be replaced as needed due to damage; recommend total replacement for continuity of colour and to improve visual contrast with the carpet tiling for visual impairment accessibility. Vertical surfaces are to be cleared of any decorations or materials (except cabinets, projectors and the like), assessed for repair and painting (drywall/plaster/painted doors) with damaged vinyl clad panels to be replaced. Paint should be consistent throughout the floor and in a comparable neutral colour to existing. All corners are subject to potential impact should have a protection against damage (stainless steel). Floor mounted electrical outlets must be removed and cabling to be relocated to the most appropriate junction or panel. Holes in floor are to be filled with concrete or firestop as required by applicable code. Heritage requirements will not permit the painting of wood or finished metal surfaces; overall heritage requirements should also be taken into consideration.
