Steeves & Rozema Enterprises Ltd. is a Sarnia-based company that owns and operates Long-Term Care Homes, Retirement Homes, and multi-residential units throughout South-Western, Ontario. They are currently planning the construction of a new 160-bed Long Term Care Home. The Owner is seeking responses from firms that can prequalify to provide Construction Management Services for the construction of a new 160 Bed Long Term Home in Sarnia, Ontario. The new Trillium Villa Nursing Home will be built at 1221 Michigan Avenue in Sarnia, Ontario. The site is directly behind the existing Trillium Villa Nursing Home which will be demolished. The new building is a 97,000 ft2 three story structure. Slab on grade, concrete block walls, precast floors, and brick and stone cladding. The building shall meet or exceed the Ministry of Long Term Care guidelines for new Long Term Care Home design. The project is to be phased in three phases. First phase - demolition of a section of the existing building and creation of a new building envelope to enclose the remaining structure. Second phase - Construction of the new building. Third phase - Demolition of the existing building after transfer of residents and staff is complete. The new LTC will include 5 Resident Home Areas (RHA), a multi-purpose room/chapel, meeting rooms, main kitchen, central laundry, administration offices, doctor's office, therapy rooms, lounges, and two courtyards.
