Renovation of a mixed-use development in Albuquerque, New Mexico. Completed plans call for the renovation of a 16,057-square-foot military facility.
Repair and renovation of approximately 16,057 square foot renovation of Building 760 to accommodate the expanded (FLITE) operations. The scope comprises floor plan layouts, renovations, accessibility and life egress upgrades to three floors of additions on the west side of aircraft hangar Building 760. The scope includes administrative, lab and support spaces constructed from 1974 to 1980 with subsequent interior upgrades. Option #1 will consist of the renovation of the 2nd floor space to include upgrades to the existing administrative areas. The second floor layout will retain the current life safety egress to the fire egress stair near the main lobby and the secondary egress to the exterior stair by the Vault. If the option to renovate the second floor is not awarded, the existing life safety egress scheme for that area will be maintained. The facility infrastructure within Option 1, such as HVAC, electrical systems, communications, fire protection will also be renovated as part of this option. For renovations related to communications, reference Attachment O, Kirtland AFB Communications Specifications. Demolition includes walls, finishes, infrastructure (interior and exterior), common areas, and office spaces as designated on the plans for Option 1. Option #2 will consist of the renovation of the 3rd floor space. Fire safety egress will be maintained within the scope of this option to include a central exit corridor to the two means of egress which are covered in the Base Bid. If the option to renovate the third floor is not awarded, the existing life safety egress scheme for that area will be maintained. The facility infrastructure within Option 2, such as HVAC, electrical systems, communications, fire protection will also be renovated as part of this option. For renovations related to communications, reference Attachment O, Kirtland AFB Communications Specifications. Demolition includes walls, finishes, infrastructure (interior and exterior), common areas, and office spaces as designated on the plans for Option 2. Option #3 will consist of the demolition of a ground floor concrete vault adjacent to the facility and provide fill and site grading for this area to match the surrounding area. The Work includes repair of the 1st, 2nd, and 3rd floor of a laboratory and support spaces of approximately 14,200 SF. Option #4 will consist of Furniture, Fixtures & Equipment. The estimated magnitude of construction for this project is between $5,000,000.00 and $10,000,000.00. *Addendum 1 has been released. *Stair plans have been release. *MEP Technical Narrative has been released. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
