Services may include, but not necessarily be limited to; o Provide a single Project Manager to provide on-site inspection and quality assurance supervision for the Paint and Sign projects at the 3 locations noted above from mobilization June 19, 2023, to scheduled completion August 11th, 2023, and through close-out of all contracts. o Provide oversight and quality assurance of Paint Contractors work during the contract execution to ensure compliance with Contract Documents and Manufacturer's Specifications. o Provide daily roving site visits, as needed, between the three project sites (sites are within a 4-mile circumference of one another). o Act as owner's representative, when directed, and provide coordination with all stakeholders. o Coordinate communications as needed between District, paint contractor(s), signage contractor(s), paint and signage manufacturers focusing on timely project completion limiting delays and change orders while adhering to the Contract Documents. o Monitor project schedule and provide recommendations to recover should the need arise. All work must be completed to accommodate the start of School on August 15th.2023. o Coordinate Paint and Signage Contractors with other projects that may be occurring concurrently at each site. o Review and make recommendations regarding any change order requests inclusive of determining legitimacy as they pertain to the Contract Documents. o Coordinate with paint manufacturers confirming all specified primers, paint in all specified bases and sheens have been ordered and are in stock to avoid project delays. o Coordinate with signage contractor who will be following on behind completed paint applications to avoid schedule conflicts and avoid interference. o Monitor compliance with approved submittals for paint and signage. Advise designer and District of any deviations in the field. o Document daily progress at each site using photos and videos documenting each phase of the process including areas requiring stucco patching, cleaning, preparation, priming and painting. Any re-work required due to non-compliant application of materials will be done at contractor's expense. Documentation of daily progress is essential to meet quality control requirements.
