Renovation of a military facility in Fort Benning, Georgia. Completed plans call for the renovation of a military facility.
Building 972 is an 18,787 square foot facility located at 7061 Lincoln Avenue on Fort Moore, Georgia. The building currently serves as a general administrative facility. The current mechanical system in the building consists of a Trane VRF system paired with a ducted, Desert Aire, DOAS and four mini split units. The mechanical system was designed and installed in 2013 and two of the Trane condensers were replaced in 2015. The first floor VRF system consists of two branch boxes with 13 wall mounted air distribution cassettes on the east branch box and 12 wall mounted air distribution cassettes on the west branch box. The two branch boxes and the 25-wall mounted air distribution cassettes are tied into the first-floor condenser units located outside the east portion of the building. The second floor VRF system consists of two branch boxes and 28 wall mounted air distribution cassettes. The west branch box has 15 wall mounted air distribution cassettes, and the east branch box has 13 wall mounted air distribution cassettes. A dedicated outdoor air unit (DOAS) is ducted into each of the spaces on the first and second floor to meet the outside air requirements. In total there are 4 VRF condenser units, 4 branch boxes, 53 VRF wall mounted air distribution cassettes, One DOAS condenser, one DOAS air handling unit, 4 mini split condensers, and 4 mini split ductless split systems. The objective of this project is to replace all the mechanical equipment in the building. This will include the replacement of all building controls, thermostats, condensers, VRF indoor equipment, refrigeration piping, and the DOAS unit. The DOAS ductwork and condensate lines will remain to be utilized in the new system. The new system shall consist of LG VRF equipment or equivalent technology. A VRF system must be designed with compatible equipment and must be selected from the same manufacturer to function and communicate properly throughout the entire building. The basis of design will include (3) LG multi V 5 heat recovery condensers for each floor of the building and one for a split compact DOAS unit. The condenser units shall be paired with LG heat recovery boxes and LG 4- way cassettes for the interior rooms. The corridors/hallways shall have LG 2-way ceiling mounted cassettes. The new ceiling mounted cassettes shall be tied into the existing condensate drain lines in the building. A wall mounted LG standard indoor unit shall be installed in the second story mechanical room (DOAS MECH ROOM). The new DOAS shall be a LG a split compact DOAS and tie into the existing DOAS ductwork. New refrigeration piping shall be installed and insulated in the building to properly connect all new mechanical equipment. The refrigeration lines shall have braised connections and shall be nitrogen purged during braising. Four new mini split condensers and cassettes shall be added in the designated rooms. Refrigerant monitors shall be installed in all rooms of the building. All new equipment in the building shall be tied into a touchscreen LG AC smart 5 central controller. All new equipment shall be installed according to the manufacturer's requirements. Phasing of the building shall be taken into consideration during construction. Project shall be complete by April 1, 2024
