Renovation of a municipal facility in Miamisburg, Ohio. Completed plans call for the renovation of a municipal facility.
Miami Township, Montgomery County is requesting Statements of Qualifications from qualified firms to provide Design-Build services for our Administration Building repair project. Please submit any questions regarding this RFQ in writing to Troy Testerman at ttesterman@browningchapman.com with the project number included in the subject line (no phone calls please). The Miami Township Administration Building was built in 2005 and first occupied in 2006. Since opening the building has had issues with water infiltration and thermal deficiencies within the storefront and window systems, through-wall flashing issues have also been present since the opening of the facility. This project will be designed to restore the building to its original design intent including a watertight building facade and stable interior environment. Repairs to the building facade will include but will not be limited to; brick and stone masonry repairs, CMU repairs, flashing replacement, installation and modifications, joint sealant replacements, full building cleaning and sealing. The base design of the project will also include plans to fully replace and upgrade the storefront systems, entry doors, and punched windows. Alternate options would include making repairs and thermal upgrades to the existing windows. Also included in the project due to the age of the building are options for flat roof repairs/upgrades or full replacement. The existing metal barrel roofs will contain isolated upgrades and repairs including the installation of a new gutter system. This portion of the work will also include the installation of new doors/louver modification to allow access to the upper flat roofs. The Program of Requirements ("POR") will be developed as a part of this project by the Criteria Architect/Engineer ("Criteria A/E"). All aspects of the project and related issues will be implemented and operated consistent with the Contracting Authority and/or Owner's policies and procedures. B. Scope of Services The selected Design-Builder ("DB"), as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority and/or Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: develop and maintain estimates of probable construction cost, value engineering, project schedules, and construction schedules; work closely with the Criteria A/E through the final portion of Design Development and Construction Document phase, Subcontractor Prequalification and Bidding process, Construction and Closeout stages.
